For the record, it's 36.

Nearly 20 years of experience, and I'm still waiting for that question to come up. I'm starting to think the real estate licensing exam might have included some unnecessary information. 😂

🏡 WHAT MAKES A GREAT REALTOR?

After nearly two decades in real estate and training scores of agents, I've developed a few opinions about what separates the good from the great.

There are plenty of intangibles, of course. But if you made me pick just TWO personality traits, they'd be:

1️⃣ GREGARIOUS. Talk to anybody, anywhere, about anything. Make connections. Build relationships. Be genuinely interested in people. This is a people business first and foremost.

2️⃣ OPTIMISTIC. Real estate is full of rejection, disappointment, unpaid work, and the occasional slap in the face. You've got to believe the next opportunity is around the corner. Keep showing up. Keep grinding.

Skills can be taught. Contracts can be learned. Experience comes with time.

But the ability to connect with people and the belief that tomorrow will be better? Those are harder to teach.

🏚️ Did you know some properties actually have NEGATIVE value?

It sounds ridiculous. How can land and buildings be worth less than nothing?

Over the years, we've encountered properties with massive tax liens, environmental contamination, and deteriorating structures that would cost more to demolish than the underlying land is worth.

Sometimes, the liabilities associated with a property can exceed its entire market value.

Every time I hear someone say, "I'd GIVE this property away!" my first thought is...
Are you sure that's a good deal for the person taking it? 😂
Because free real estate isn't necessarily a bargain. Sometimes it's just an expensive problem with a complimentary deed.

📠 I remember FAXING my first real estate offer.

Yes. Faxing.

Back in the early 2000s, we'd fax contracts back and forth during negotiations.

By the third or fourth counteroffer, the document looked like it had survived a house fire, a coffee spill, and several generations of photocopying.

You'd squint at signatures, decipher handwritten changes, and hope everyone was looking at the same version.

Then digital signatures came along.

I remember being APPALLED that we had to PAY for the privilege of signing documents electronically.

"Another monthly expense? What's wrong with a perfectly good fax machine?!"
Fast-forward a couple of decades, and digital signatures are now one of the last things I'd ever cut from the budget. Apparently, you CAN teach an old broker new tricks. 😂

Technology has changed just about everything in this business. But there's one thing it hasn't replaced.

Experience.

From simple interest rates and mortgage payments to complex cash flow projections, depreciation, capital calls, and investment returns. Numbers are a huge part of what we do.

But here's something I've learned after nearly 20 years in real estate:

People consider the math. But they rarely make decisions based on math alone.
