Necessity of Proximity Dictates Cost.
I made that phrase up, but it explains a lot about commercial real estate.
Most people assume the highest rents and property values are always attached to the obvious locations—the River Walk, downtown, high-profile retail corridors, and other "trophy" locations.
But that's not always the case.
Some of the strongest location-driven demand comes from businesses most people never think about.
⚖️ Bail bond companies need to be near the jail.
🏥 Medical-related businesses need to be near hospitals and healthcare campuses.
🛒 Businesses pay a premium to be next to H-E-B, Walmart, and other major traffic generators.
🚗 Certain service businesses depend on being visible from a specific intersection or highway exit.
The common theme? These businesses are paying for proximity.
In commercial real estate, the most valuable locations aren't always the most glamorous.
Sometimes they're simply the places a business can't afford not to be.
