I wanna sound like I am a local neighbor: Hi I'm looking for Joe, Hi I'm Brent, sorry this call is completely out of the blue, but I was calling about a property you own on 123 main street, yeah what about it, Well I'm looking to buy a home in the neighborhood, and I wanted to see if you'd consider an offer?
They either walk or bite.
I wanna go for "no" to move on to the next person, so don't tell me to call you back, or that I caught you in the middle of something. Go for No! Do not end the call on a maybe, have fun remember.
If they bite, pay close attention to the material that is about to be given to you.
That is your ammunition to extract information and smoothly move from place to place given what they give you. For example, they start talking about a medical situation. First and foremost, be likeable and trustworthy. Then, use their name whenever possible but don't over do it, be sincere and bring it back to your purpose. Thanks for sharing that Mr. Seller you know my mom also has Diabetes, is that what is got you looking to sell at this time?
Same with condition, timeline, and money. Always bring it back to their problem, let's talk about WHY you are looking to sell because my offer is going to get US there.
There is no right script, every conversation is different. What matters are results!! If you are not getting appointments after the 3rd or 4th follow up you are doing something wrong! Seek help, role play, learn about personality traits, read all the books on sales, rapport, people, communications, become better and better at this craft.
There is no THERE, you will never be there. You will always be a student attempting to get better and better.
Philipians 2:3 tells us the following: 3 Don’t be selfish; don’t try to impress others. Be humble, thinking of others as better than yourselves. 4 Don’t look out only for your own interests, but take an interest in others, too.
Put your Ego Aside and Help these people.
