San Antonio locals, this one’s for YOU! 👀

If you had a friend or family member moving to San Antonio for the very first time, what’s ONE place you’d tell them they absolutely HAVE to visit?

I’m talking hidden gems, local restaurants, family-friendly activities, weekend adventures, or those little spots that make San Antonio and the Hill Country so special!

As a military spouse and local REALTOR®, I help families transition to San Antonio all the time, and I love sharing what makes this area feel like home beyond just finding a house. ❤️

👇 Drop your favorite spot in the comments! Let’s build the ultimate San Antonio bucket list for our newcomers!

One of my favorite things about living in the San Antonio area is having the Texas Hill Country right in our backyard! ❤️

📍 Local Spotlight: Wimberley, Texas!

Just about an hour from San Antonio, this charming little town makes the perfect day trip or weekend getaway!

A few things to add to your list:

🌿 Explore the adorable shops around Wimberley Square

💦 Visit Blue Hole Regional Park

🏞️ Take in the beautiful views from Old Baldy

🍷 Enjoy local w**eries and restaurants

🛍️ Browse the local boutiques and art galleries

🤠 And don’t forget to hunt for the cowboy boots! Wimberley is home to 60 uniquely painted cowboy boots scattered throughout town! Make it a fun family scavenger hunt and see how many you can find while exploring!

Whether you’re new to San Antonio or have lived here for years, there’s SO much to explore beyond the city limits!

Military families PCSing to JBSA, don’t forget to take some time to explore everything this beautiful area has to offer. One of the best parts of living here is having all these incredible little towns just a short drive away!

💬 Have you been to Wimberley? What’s your favorite Texas Hill Country town to escape to?

1️⃣ The SIZE of San Antonio.
San Antonio is HUGE. Something that looks close on a map may not feel close when you’re actually driving it every day.

2️⃣ How different each JBSA installation is.
Lackland, Fort Sam Houston, Randolph and Camp Bullis are in completely different parts of the city. Where you’re stationed matters A LOT when deciding where to live.

3️⃣ The TRAFFIC. 🚗
A 20-minute drive at one time of day can look VERY different during morning PT, school traffic or rush hour. Always check your commute during the hours you’ll actually be driving it.

4️⃣ Property taxes can surprise you. 💰
Don’t shop based on purchase price alone. Property taxes can vary significantly by area and can make a BIG difference in your monthly payment.

5️⃣ Texas heat is NO JOKE. ☀️
Your AC, insulation, windows, shade and even which direction your house faces suddenly become things you care a whole lot about. 😂

6️⃣ Flash flooding is REAL. 🌧️
Heavy rain can quickly impact low-water crossings and certain roads around San Antonio. Knowing your routes and understanding the flood risk around an area matters.

7️⃣ School districts cover a HUGE area. 🏫
There are dozens of school districts across the greater San Antonio area, and boundaries don’t always follow the neighborhood or city name you’d expect. Two homes relatively close together can be zoned completely differently.

San Antonio is an AMAZING place to be stationed, but there’s a lot to figure out when you’ve never lived here.

🚨 ORDERS TO SAN ANTONIO?! DON’T PCS BLIND.

👇 Drop “PCS” in the comments and I’ll send you our FREE San Antonio PCS Plan packed with resources to help you start planning BEFORE you ever arrive.

Because orders are stressful enough…figuring out a city this big shouldn’t be. ❤️🇺🇸

“Just looking” can turn into “WE GOT THE KEYS!” a whole lot faster than you think. 🔑🏡

Here’s what the timeline can look like:

💰 Day 1–2: Get pre-approved + connect with your REALTOR®
🔍 Day 2–7+: Start touring homes + find THE ONE
✍️ Day 3–10+: Submit an offer + get under contract
🛠️ Day 4–12: Inspection + negotiate repairs
🏦 Day 5–15+: Loan processing, appraisal + underwriting
✅ Day 12–25: Final approval + Clear to Close
🔑 Day 15–30: CLOSED + keys in hand!

And here’s something a lot of military buyers don’t realize…

With the right team and a strong lender, you can close in as little as 15 DAYS, even with a VA loan. 🇺🇸

VA loans do NOT automatically mean slow closings. Having an experienced REALTOR® and lender who understand VA financing can make all the difference.

PCSing to San Antonio or thinking about buying? Even if you’re “just looking,” let’s build your game plan. ❤️

PCSing to a new duty station and renting sight unseen? 🚩🏡 Military families are a BIG target for rental scams because scammers know you’re often trying to secure a home from hundreds or even thousands of miles away.

A few red flags to watch for:

🚩 The price seems way too good for the area
🚩 They won’t FaceTime or do a live video walkthrough
🚩 They’re rushing you to send a deposit TODAY
🚩 They want payment through Zelle, Cash App, gift cards, or another hard-to-recover method
🚩 The person you’re talking to can’t prove they own or manage the property
🚩 The photos or listing details don’t match across different websites
🚩 They have an excuse for why you can’t see the home before sending money

Before sending a deposit, verify EVERYTHING.

And if you’re PCSing to San Antonio and need someone local to put eyes on a property, reach out. I’d much rather help you verify a rental than see another military family lose thousands to a scam. ❤️🇺🇸

Sundays are for slowing down and resetting. 🍂🕯️

We reset the house, catch up on laundry, clean the kitchen, plan meals, prep for the week ahead, and most importantly…reset our minds.

There’s just something about starting Monday with a clean home, a plan, and a little less chaos. 🤎

Sunday reset = setting future me up for success. ✨

Those model homes are beautiful, but remember…the builder’s sales rep works for the builder. Having your own REALTOR® means having someone in your corner to help you compare communities, incentives, contracts, timelines, inspections, and more.

And YES, builders are offering some pretty great incentives and rates right now. 👀☕️ Want the tea?

Check out my New Home Buddy below to see new builds, communities, incentives, and more! 👇

Best part? Having your own representation typically doesn’t mean giving up those builder incentives. ❤️

Oktoberfest season is HERE! 🇩🇪🍻🥨 And one of the best parts about living in San Antonio is how easy it is to experience a little German culture without going very far!

Here are a few Oktoberfest happenings to add to your fall bucket list:

🍻 Fredericksburg Oktoberfest | Oct. 2–4
Five stages of music, German food, dancing, vendors, b**r, w**e + a Kinder Park right in downtown Fredericksburg.

🥨 Mad Dogs Oktoberfest on the River Walk | Oct. 2
Stein-hoisting, live music, bratwurst, pretzels + Oktoberfest b**r right on the River Walk.

🌭 Six Flags Fiesta Texas Oktoberfest Food Festival | Select days through Oct. 31
German-inspired food, seasonal drinks, music + you can make a whole family day out of the park.

🍺 San Antonio Botanical Garden October B**r Garden | Oct. 17
German-style b**r, schnitzel, pretzels, bratwurst + polka in the garden.

And if you’re willing to wait until November, New Braunfels has Wurstfest Nov. 6–15 with TEN days of German-Texas food, music and festivities!

One of my favorite things about living here is that there is ALWAYS something happening within a quick drive of San Antonio. ❤️

SAVE this for your October weekend plans and tell me which one you’re checking out! 👇

Waiting for rates to drop might sound like the smart move… but here’s what most buyers forget. 👀🏡

When rates drop, you may not be the only buyer jumping back into the market. More buyers can mean more competition, fewer seller concessions, and less negotiating power.

You can refinance a rate later. You can’t go back and buy today’s house at today’s price.

The goal isn’t to perfectly time the market. It’s to make a move when the numbers, payment, and timing make sense for YOUR family.

PCSing to San Antonio or thinking about buying? Let’s look at the numbers before you decide to wait.

UNDER CONTRACT! 🏡🎉I knew this family wasn’t messing around when we only had a few days together to find their next home!...

UNDER CONTRACT! 🏡🎉

I knew this family wasn’t messing around when we only had a few days together to find their next home! 😂

After touring homes and searching high and low, we found THE ONE on one of our last days together and now I’m so excited to officially say they’re UNDER CONTRACT! 🥳🔑

I’m so excited for them and their upcoming move to San Antonio! ❤️

And a special thank you to Lauren for connecting us! 🫶🏼 We LOVE a good referral around here!

Here’s to new beginnings, new memories, and one step closer to closing day! 🎉🏡
