New Construction Vs. Established Neighborhoods: Weighing Your Options

When contemplating where to establish your new home base, the decision between moving into a freshly constructed residence or an established community can be pivotal. If you find yourself pondering, "Should I opt for a New Construction home or join an established community?" consider the following pros and cons to help guide your decision-making process.

In a New Construction Neighborhood, some of the positives you might experience are modern amenities, taking advantage of builder's incentives, warranty and technology (1-2-10 warranty in many cases), and the ability to help build the community's identity from the ground up.

Some of the negatives when moving into a New Community could be continuous noise from ongoing construction, uncertainty in the future development of the neighborhood and surrounding areas, limited mature greenery, and dealing with issues as the house settles into the ground.

In an Established Neighborhood, you might benefit from having a mature infrastructure (the house has already settled, mature trees, established parks, etc.), additional character and charm, and a stable community with existing social networks and institutions.

Some downsides of established communities could be increased maintenance costs, limited amenities, and less customization.

In the end, both options present viable choices. It's crucial to consider factors like future resale value, personal preferences, and current market conditions when making your decision.

When people first find out I am a Realtor, one of the first questions they ask is "How is the market?".

To that, my answer is that it is slower than it was in 2019-2022, but there are always deals to be found, regardless of what is happening with interest rates.

Let me dive into that statement. Looking back at the period of historically low interest rates, what were we experiencing? Often buyers had to offer considerably higher than the asking price, leading to appraisal waivers and putting them in a position of negative equity. Yes, they were able to lock in 3-4% interest rates, but that amount of negative equity has led to them being basically stuck in a home for a longer period as they wait for the opportunity to sell at a price that would cover their current mortgage. Not only did they have to add an appraisal waiver to their offer, but often they were waiving option periods and having no protection /leverage to negotiate if anything detrimental was found in the inspection. Crazy!

In today's market, we have seen a total 180-degree flip. Buyers are now the ones in the position of power. On my most recent deal, we were able to negotiate nearly $20,000 in UP FRONT savings as well as $20,000 off the asking price! Not only are sellers having to accomodate the new market, so are builders. I have seen builders offering $0 downpayment and $0 closing costs on quick move in homes with interest rates 1-2% lower than the current market rates. I have also seen builders offering a $20,000 gift card upon closing as well as covering all closing costs. Not only are the incentives extravagent, but there's also much less competition, giving you more opportunity to take your time and weigh the options.

TLDR; buying was much more difficult when interest rates were 2-4% compared to now. If you can afford it, you might be able to find a better deal in today's market. It all depends on having the right people in your corner helping you navigate all the different intracacies of a real estate transaction.

We have closed!

Congratulations to our friends/clients on the purchase of their new home on the West Side of San Antonio!

After 12 years of renting, this mother/daughter duo was determined to make a move into homeownership! There were some hurdles to cross (as there often are in this industry) but through their perseverance and the guidance of our team, they were able to finalize this purchase!

We negotiated $10,000 off the asking price and $9000 in seller's concessions!
