In fact, the American Bar Association places the average probate process (from start to finish) to last six to nine months. In rare cases, though, it can last as long as two years.

As we’ve talked about before, repairing a home can cost TONS of money…

There’s some really simple stuff you can do to maintain appliances and HVAC systems in your home so that there aren’t big costly repairs to be made (at least, not as often).

Here’s what we recommend!

Flush Water Heater — Flush the water heater once a year to protect the appliance from sediment and hard water deposits.

Fix Small Leaks — Have a small water leak? Fix it right away before it causes more damage. .

Cool The Attic — Does the attic get very hot in the summer? That might not seem like a big deal, but it can actually reduce shingle lifespan and even cause rafters to bow. Install vents to cool it down.

Clean Gutters — Clean those gutters every year in autumn to avoid broken gutters and water overfill that can drip and cause water damage.

Replace Toilet Fill Valve — In addition to fixing a toilet that runs, replacing the toilet fill valve will also avoid future bigger problems that can be caused by inefficient toilet plumbing.

Tighten Wobbly Railing — Notice a railing that is a little wobbly? Tightening it is an easy fix and will avoid future damage. Plus, it’s a safety risk until you fix it.

Install a Bathroom Fan — Don’t have a bathroom fan? Or don’t have a very good one? Install a really effective bathroom fan to avoid mold and mildew build up.

Selling a home during a divorce is not an easy task.

In fact, at River Walk Home Buyers, we’ve helped a lot of homeowners going through a divorce sell their property for a fair cash price — to make that process as quick and easy as possible.

So we thought we’d give some advice to homeowners who are going through a divorce.

The first thing to determine is who actually owns the house. If only one of you owns it, then this might not even be a problem. If both people own it, then that’s where there will need to be some discussion.

There are basically three options…

Sell The House & Split Equity — This is the easiest and most amicable route. Start by getting a home appraisal, discuss individual debts, and determine (with a moderator if needed) who gets what percentage of the proceeds when selling the home. It’s helpful to use a divorce attorney for this part of the process.

One Party Buys The Other Out — It’s possible that one party wants to sell the house while the other party wants to keep it. If the home is under both parties’ names, then to keep the home, one party will have to refinance the original mortgage loan in order to buy out the other party. Specifically, they’ll need to borrow enough money to pay off the previous loan and the spouse whatever portion they’re owed.

Own Together, Sell Later — Perhaps both parties aren’t interested in selling the home right now. While it’s completely possible to continue owning the property together and sell at a later date, it requires a lot of trust and transparency between the divorcing couple, something that is often in short supply.

So we thought we’d offer some quick tips for reducing the number of dust mites in a house.

Humidity — Dust mites are found pretty much everywhere, but the higher humidity, the more dust mites there will typically be. That’s why it’s recommended to use a dehumidifier, run the air conditioning, and improve the ventilation of your home by installing exhaust fans, ceiling fans, and soffit vents in the attic.

Gravity — Dust mites are tiny particles, but that doesn’t make them immune to the pull of gravity. They’ll settle on fabrics, pillows, bedding, and furniture. The possible solutions for this are to replace carpet with hardwood floors, mop and vacuum often, dust with a damp cloth, wash bedding in hot water, and use a HEPA air purifier in your home.

Pets — Not only can pets also suffer from dust mite allergies, but they can contribute to the problem as well. Possible solutions include washing all bedding and toys, using synthetic materials for bedding, frequent bathing, not leaving pet food out all day, and regular vet visits.

That should give you a head start on pesky dust mites.

Talk To A Lawyer -- Finally, if you're still unable to get out of the contract, it may be necessary to consult with a lawyer to see if there are any legal options available.

Wait It Out -- Another option is to wait it out. Most listing agreements have an "out" clause or end date that allows either party to cancel the contract after a certain period of time.
