$658 a square foot. Or $1,357 a square foot. Both brand new. Both Kirkland.

Consult with me before you make a move—smart buyers do this first.

I pulled every new construction home currently listed in Kirkland at $2.5M and above. Here’s what the data says:

• 29 homes actively listed
• 23 completed and able to close before December 31
• Median list price $3,499,950
• $1,824,662 in price cuts across 9 homes
• Average reduction $202,740, largest single cut $500,000
• Price per square foot ranges $658 to $1,357

Rose Hill is running roughly $658–$840 a foot. Downtown and waterfront-adjacent streets are running $1,022–$1,357. On a 4,000 square foot home that spread is over a million dollars — for houses built the same year, to a comparable standard.

One more number nobody publishes: a Kirkland home currently showing 117 days on market has actually been listed 369. When a listing is withdrawn and re-entered, the public counter resets. Cumulative days keeps running underneath. A home carrying 369 days negotiates very differently than one carrying three weeks.

Builder fiscal years end December 31. Completed homes still sitting in November cost them money every week. Come spring, buyer traffic returns to the Eastside of Seattle and April through June brings the strongest demand of the year.

Both of my buyers under contract this month landed in the same pocket of the Eastside of Seattle without knowing each other. Neither was hunting for a bargain. They were solving for space.

Share this with someone who’s getting the keys to a new home. 🔑🏡

The day you get the keys is the only time your home will ever be completely empty.

Before you unpack a single box, I’d do these 10 things:

1️⃣ Rekey or change every lock. You never know who still has a copy.

2️⃣ Paint the walls. It’s much easier before furniture is in the way.

3️⃣ Replace the flooring or refinish hardwoods. Trust me—you don’t want to move everything later.

4️⃣ Deep clean the entire house. Cabinets, baseboards, vents, closets, and every hidden corner.

5️⃣ Replace the HVAC filter. Start with clean air from day one.

6️⃣ Find and label the main water shut-off valve and electrical panel. You’ll thank yourself during an emergency.

7️⃣ Test everything. Faucets, toilets, outlets, garage door, appliances, heat, and A/C.

8️⃣ Install blinds or window coverings. You’ll appreciate the privacy on your first night.

9️⃣ Take photos of every empty room. Great for insurance, future renovations, and keeping records.

🔟 Plan your storage before you unpack. Organize closets, the garage, and pantry first so everything has a place from day one.

A little preparation before move-in can save you time, money, and a lot of stress later.
