Wait! Nobody is talking about the fact that most sellers think the only way to make a deal work is to lower the price.

Not necessarily.

Let’s say your home is listed for $800,000 and a buyer wants a $20,000 price reduction.

Instead of dropping your price, consider offering a seller credit toward the buyer’s closing costs or interest rate buy-down.

Why?

The buyer may achieve a much larger monthly payment reduction than they would from a simple price cut, while you potentially preserve your contract price.

A higher sale price can benefit sellers by helping support neighborhood values, reducing the appearance of a price reduction in the sales history, and potentially making the home more attractive to buyers who are focused on monthly affordability rather than the purchase price itself.

In many situations, both parties walk away happier. The buyer gets payment relief, and the seller may avoid a direct reduction to the home’s sale price.

The strongest negotiations aren’t always about giving up more. They’re about solving the other party’s problem in the most efficient way possible.

Every transaction is different. Buyers and sellers should consult with their lender and real estate professional to evaluate the financial impact of each option.

Most buyers focus only on getting the purchase price reduced by $10,000 or $20,000. The problem is, a small price reduction often has a limited impact on the monthly payment while still leaving the buyer bringing a large amount of cash to closing. This is a rookie mistake.

A more strategic approach is structuring the offer around concessions that improve monthly affordability and preserve cash reserves, while still allowing the seller to maintain their asking price.

Instead of negotiating only on price, buyers can often negotiate terms such as:

A Permanent Rate Buydown
If the seller contributes toward lowering the buyer’s interest rate permanently, the monthly payment reduction can be significantly greater than what a modest price cut would accomplish.

A 2-1 Temporary Buydown
This lowers the interest rate by 2% in the first year and 1% in the second year before returning to the full rate. It can reduce monthly payments during the first two years of ownership and provide short-term financial flexibility.

Seller-Paid Closing Costs
Having the seller cover closing costs allows buyers to keep more cash on hand instead of using those funds upfront at closing.

Seller Contributions Toward Loan & Transaction Fees
Negotiating for the seller to pay certain loan-related expenses, such as origination, appraisal, or title fees, can reduce out-of-pocket costs and make the transaction more manageable financially.

This approach is not about being aggressive with negotiations. It’s about understanding how different concessions impact long-term affordability and cash flow. In many cases, structuring the deal strategically can create more financial benefit than focusing strictly on the purchase price alone.
