There’s a reason real estate investors say “you make your money when you buy, not when you sell”

I am not saying not to build a home. I’m just saying to make an educated decision and work with somebody who has your best interest in mind. The builders agent more than likely has loyalties to the person cutting their check, not you.

If you have the capability of buying in today’s market make sure you buy smart or work with an agent that knows how to mitigate your risk.

There are over 14,000 homes listed for sale in Utah today.

For comparison, on this same day in 2021 there were a little over 3K homes for sale.

That’s a 367% increase.

There are so many motivated sellers in today’s market and financing tactics to make your monthly mortgage payment work.

Many sellers on the market today will take less than their asking price.

Some of them will take A LOT less.

You can permanently buy down your interest rate.

The seller can provide the financing instead of a bank.

There are foreclosures and short sales.

The options are endless, and the deals are out there.

But you have to be in the game.

If you have a goal of owning a home, there will be a period of sacrifice.

You will pay more initially for that home than it would cost to rent a comparable home.

But if you make that sacrifice, time will eventually turn the tables.

My story is not unique, there are thousands of homeowners that will tell you the same.

One day, you’ll be blown away at how much people are paying for rent while patting yourself on the back and enjoying your mortgage payment that has stayed level. (seeing your equity grow is pretty cool too)

Homeownership isn’t for everybody. But if this topic is what has held you back, hopefully this is food for thought 💭

Your home isn’t overpriced.

I see this all over agent pages I am a part of. If a home isn’t selling it’s always “priced too high”

Sometimes this is true.

Sometimes it isn’t.

Sometimes it a mix of bad marketing and bad pricing.

In today’s market, price and marketing are CRITICAL to get the most money out of your home sale.

Buyers have more options to choose from than they have in years.

If you’re lacking in any area you will pay for it.

This June marks my 10 year mark in real estate! More than anything I am grateful I had the courage to start.

Many of you want to start your own thing, and I want to encourage you to do it.

Stop overanalyzing and go.

That new business. That new career path. That new thing that’s going to fulfill you, or get your current business to another level.

I know I am not the most successful person out there. But in a land of fake social media entrepreneurs I’ve built something real. I’ve gone from being a waiter living on public housing to now owning and operating 2 six figure income producing businesses in totally separate spaces. More importantly I’ve created a life that I can live on my own terms that has no ceiling.

Have the courage to start.

Have the wisdom to learn and build off your mistakes.

Develop the tenacity to keep going.

If you do all of this your chance of failing is basically zero.
