Salt Lake summer is way too good to spend figuring out plans last minute.

Here’s what’s actually worth doing:

🎡 WestFest (June 17-20)
🎆 Taylorsville Dayzz (June 25-27)
🎈 Sandy City Balloon Festival & Balloon Glow (August 7-8)
🏇 Utah Days of '47 Rodeo (July 21-25)
🍿 Draper Days (July 10-18)
🎶 Utah Blues Festival (June 12-13)

These are the events locals actually wait for every year. The kind where you accidentally stay out all day, spend too much on food carts, and remember why everyone survives the dreary months.

As an agent, this is honestly the side of Salt Lake I love showing people most. Every neighborhood feels different in the summer.

DM me and I’ll send you my full Salt Lake summer list with markets, patios, events, dog-friendly spots, and hidden gems worth checking out before summer disappears.

The deck doesn't usually go bad slowly. It goes bad in one afternoon. The wrong pressure washer, the skipped step, the rushed reseal.

I've watched homeowners spend a weekend "refreshing" their deck and end up needing a full replacement two summers later. The work was right. The order was wrong.

If you've got a deck on your to-do list this season, save this before you rent the pressure washer.

And if you'd rather not gamble on a contractor, send me a DM. I'll get you the name of someone who does this the right way.

You don’t need a full yard overhaul to get strong offers. You need the right changes.

I’ve been working closely with a landscaping pro to see what actually helps sellers stand out, and these three tips come up every time:

1️⃣ Keep plants cohesive
Too many plant styles create clutter. Buyers don’t see design, they see work. A simple, consistent look feels clean and easy to manage.

2️⃣ Simplify the space
When a yard has too many features, buyers start thinking about maintenance right away. A clean layout with one clear focus makes the space feel calm and usable.

3️⃣ Add lighting
This is one of the easiest upgrades. Without it, your home feels incomplete at night. With it, you create warmth, safety, and a better first impression.

What buyers want is simple. Clean layout. Easy upkeep. A space that feels calm the second they arrive.

That feeling creates confidence, and confidence leads to stronger offers.

I don’t guess on this. I bring in trusted pros to help my clients make smart choices. If you want your home to feel dialed in and ready to sell, I’ll help you map it out step by step.

If you wait to make these updates right before selling instead of doing them now so you can enjoy them, you're gonna be mad. Don't say I didn't warn you.

1️⃣ Defined walkways and edges
Sharp lines between lawn and beds make everything feel organized and well-maintained.

2️⃣ Simplified the design
Fewer plants, better spacing, more breathing room. It will lower your maintenance load, I promise.

3️⃣ A small, usable outdoor area
Nothing elaborate. Just a simple patio setup. The kind of space you're going to want to use every weekend.

I worked with a landscaping pro to bring these tips directly to you and keep it practical and on budget.

A lot of buyers are stuck refreshing apps right now. I get it. It feels like the market is hard to read.

But here’s what Zillow won’t tell you:
👉 Time on market matters. At 51 days, sellers start to feel pressure. That’s when conversations open up around price, repairs, and credits
👉 Price cuts are rising. Not just small ones. Around $40K on average for many sellers who adjust. That shows motivation
👉 Inventory is improving. You have more options now. That brings relief because you can slow down and think clearly
👉 Overpriced homes are sitting and coming back. Those sellers are usually more open to making a deal

There’s a lot of noise out there right now. That creates stress for buyers trying to figure out timing.

The truth is, this market is giving you more control than we’ve seen in years. You just need to know how to use it.

That’s what I help with. I guide you through each step so you know when to push and when to hold back.

If you want to move forward with a clear plan and less stress, let’s connect. I’ll help you turn this market into your advantage.

You’re hearing “crashing.” I’m seeing something very different.

Here’s what’s actually going on right now:
• Buyers feel the stress from rates, so they’re slowing down and thinking things through
• Sellers are adjusting expectations, especially on pricing and timing
• Homes are taking longer to sell, which gives buyers breathing room
• Price cuts are happening, but strong homes are still moving
• Inventory is improving, so there’s more choice and less chaos

This is what a shift looks like. Not a crash. Not a freeze. Just a reset.

There’s real opportunity here if you know how to read it.
I’m helping clients move with confidence instead of guessing and second guessing. That means better timing, stronger offers, and smarter pricing.

If you want clarity instead of confusion, let’s talk. I’ll help you map out your next move so you can feel confident, not stuck.

Some days are a lot. Everyone's busy schedules makes it hard to relax and enjoy this great weather.

Then you take a break like this. Sit outside, your dog relaxes, and you feel that little bit of relief. It resets your whole day.

These are three spots I end up at all the time:

1️⃣ is my go-to when I want space for a group without anyone feeling packed in
2️⃣ is where I'll go if I want something casual with energy and a solid drink list
3️⃣ is perfect when the day winds down and I just want to sit by a fireplace with my dog for a bit

This is the kind of stuff that shapes how you live here. Not just your home, but your routine.

I've got a full list of spots like this across Salt Lake. Comment or DM me and I'll send it over.

Or check my page. I keep sharing these regularly.

Quick stop, good vibe, and your dog is actually welcome. Not just tolerated.

This is the kind of stuff that matters once you’re in a place. Not just the house. Where you go after. How easy your day feels.

If you’ve ever had to skip a spot because your dog couldn’t come, you get it.

I keep a running list of dog-friendly patios I send to clients all the time. Happy to share it with you too.

Comment or DM me and I’ll send over my go-to spots around Salt Lake.

Homes have a lot of expensive systems that can go out at any time, taking a bunch of cash to fix.

Here’s where a home warranty can actually help:

👉 It covers wear and tear failures
Systems and appliances don’t last forever. This steps in when they give out

👉 It focuses on the high-cost items
Heating, cooling, plumbing, electrical, and appliances

👉 It turns big surprises into smaller, manageable costs
Usually a service fee instead of a full repair bill upfront

👉 It comes with limits
Not everything gets covered, and that’s important to understand early

👉 It gives you breathing room
You’re not rushing into decisions or draining savings right away

That breathing room changes how you approach your home. You’re not reacting. You’re planning.

That’s how you avoid over-improving. That’s how you make upgrades that actually fit your neighborhood and price point.

I see this all the time. The right setup early on leads to better decisions later.

If you want help figuring out what to fix now, what to wait on, and where your money will actually make an impact, reach out. I’ll help you map it out clearly.

The $600 decision? A home warranty at closing.

Here’s how that ends up saving my clients thousands this year:
1️⃣ It covers major systems and appliances when they fail from normal use
Think HVAC, water heater, electrical, plumbing, kitchen appliances

2️⃣ Instead of a $2K–$6K repair, you’re usually paying a service fee
Most calls land around $75–$125, depending on the plan

3️⃣ It softens the first-year hit of homeownership
That early stage is where stress spikes. Things break fast

4️⃣ It gives you time to plan upgrades properly
No rushed remodels. No overspending just to “fix everything”

5️⃣ It helps you avoid over-improving for your neighborhood
We focus on updates that actually make sense for your price point and area

6️⃣ It adds a layer of predictability to your budget
You know the ballpark before things go wrong

It’s not perfect. Coverage has limits and exclusions. But used the right way, it creates real relief and better decisions.

If you want help mapping out repairs vs upgrades so your money actually works for you, reach out. I’ll walk you through it based on your home and your market.
