There are some moves that feel like so much more than buying and selling real estate… and this was one of them.
I recently had the privilege of helping dear friends sell the home they had loved for more than 40 years. The home where they raised their family, celebrated milestones, and built a lifetime of memories. Saying goodbye to a home like that comes with every emotion... excitement for what’s next, gratitude for what’s been, and the bittersweet feeling of closing one chapter while beginning another.

When you close on a condo, you're actually buying two things. Your unit — everything inside your walls. And an undivided share of the roof, the hallways, and every common element in the building. Most buyers don't know about the second part until I explain it.
When you buy a condo, you own it the same way you'd own a house. Your name is on the deed. There's no landlord. No lease. No expiration date on your ownership.
A lot of buyers don't fully realize that — especially if they've been renting for years or they're used to thinking of condos as "almost owning."
Here's the clearest way I know how to explain it: you actually own two things when you close on a condo. First, your unit — the interior space, fixtures, and finishes that are yours alone. Second, an undivided share of everything the association owns: the roof, the hallways, the parking lot, the landscaping. You're not paying HOA fees as rent. You're paying them as an owner, toward the upkeep of things you collectively own.
The rules the association sets? Real, and worth reading carefully. But they don't change the fact that you own the property. An HOA isn't a landlord.
A few things I always walk condo clients through before they close:
🏛️ The Declaration — defines exactly where your unit ends and the common elements begin
📋 The Bylaws and Rules — what you can and can't do as an owner
💰 The Reserve Fund — the single best indicator of how well the association is run

First it was hot dogs… now we’re moving on to lobster rolls. 🦞

Because summer in New England has rules, and one of them is that you must have strong opinions about where to get the best lobster roll.

I pulled together 6 favorite spots in Southern NH and the North Shore of MA that are worth the drive, whether you like yours classic, overflowing, buttery, chilled, toasted, or eaten outside with a view and zero concern for how much lobster costs now.
