If your Salem condo has been sitting, the first price is usually the first place to look.
Over the past 6 months, the condos that came off the market without selling first asked $35,000 more than the condos that sold. That’s a big clue. In this market, buyers are not doing a lot of wishful thinking for sellers. If the number feels off, they move on.
The toughest range was $500K to $600K, where 26.5% of condos gave up without selling. And timing matters, too. The typical condo that sold in the first week got 102% of asking. Waiting for the market to catch up usually costs more than people expect.
If you want, send me your street, and I’ll send back how your condo compares to what actually sold in Salem over the past 6 months. If you own a condo here, do you think buyers are more price-sensitive right now?
