“Saving the Deal” - Episode 3
In our third episode of “Saving the Deal,” Paul shares how a very vague requirement of his seller stood in the way of the buyer obtaining their financing to purchase a large ranch property using VA-backed financing.
THE PROBLEM: Oftentimes, there are very specific requirements when using VA-backed financing. In this instance, there was a specific requirement that “debris be cleaned up,” but no specification of what the debris was or where it was located on the 100+ acre property. With no real direction from the lender, buyer’s agent, or appraiser, the deal was at a stalemate. Where would the seller start and where would they finish? And how would they know if they’re truly remedying the issue?
THE SAVE: Paul got a hold of the appraisal report that included a picture of the debris. He searched the property until he ultimately found the spot that matched the photo, hauled off the debris, and sent a picture of the cleared area to the buyer’s agent. With the lender satisfied, financing could go through and the deal could close.
