Most realtors eat, sleep, breathe, and study their local market numbers and stats daily. Most of us aren’t just shooting from the hip and making up some low number for an easy sale. Adversely, hopefully we’re not inflating reality to buy your listing, costing you time and capital. We are trying to best position you on market to preserve your active days and give you the best chance at netting the most money.

SOLD (finally) in the first 12 hours on market…after 2 years and 2 hurricanes!

We originally put 1501 North Dakota on the market summer 2024. Then back to back hurricanes in the fall of 2024 devastated the neighborhood and the home. My sellers rebuilt their home of 30 years in 2025 as we carefully watched the market and storm season, strategizing on timing, prep and pricing. My sellers patience and strategy worked because when we listed again in 2026 it sold full ask in 12 hours!

Even though it sold for $100k less than it was listed for in 2024, my sellers were still able to walk away without a loss.
