Happy Thursday. This Week’s As The Market Turns: Pinellas County Edition: Helping Pinellas buyers and sellers make sense of the market.
This week's numbers feel like a market that's stabilizing, not weakening, as more listings came on the market, more buyers signed contracts, and fewer deals fell apart. Sellers are still adjusting prices as price reductions went back up, BUT back-on-market dropped 29%! Fewer contracts falling apart is a healthy sign. / Of the solds, the most expensive to close was a condo in the Ovation tower - St Petersburg, listed for $4,900,000 and sold for $4,500,000. The least expensive was a mobile home in Countryside Estates 55+ M/H park, listed for $48,000 and closed for $46,000 (includes the share in the park). Something for everybody in Pinellas County. This Week’s As The Market Turns: Pinellas County Edition: Helping Pinellas buyers and sellers make sense of the market.

The summer market is finding its rhythm. This week's numbers show buyers are still active, closings remain strong, and sellers continue adjusting to today's market. While price reductions are still part of the story, they've eased compared with earlier this spring—a sign that many sellers are becoming more strategic from the start. Every week tells a story. This week's story is one of a market that's moving forward with steady confidence rather than dramatic swings. And here is something else of interest: of the properties sold (this week's chart), the most expensive was a waterfront home at South Causeway Isle Yacht Club, listed at $5,750,000 and closed at $5,525,000. And the least expensive was a condo in Seminole Garden Apts, listed for $97,000 and sold for $ 52,500... the best of both worlds! Call me and let's chat.
