Here are the end-of-year numbers for Pinellas County residential real estate. I chart weekly using the numbers from our Stellar MLS system. I pull in real time, meaning the numbers can fluctuate daily, as there is no set time for data input. Numbers will be +/- a few, but it is definitely a fantastic guide.

Almost time to say goodbye to 2025. It has been an interesting year. Here are the latest Pinellas County Real Estate stats. I will have one more to close out the year next week. The numbers fit exactly with the pre-Christmas pattern: inventory continues to tighten as sellers pause, pending sales are steady, considering the holiday week, and closed sales are robust, driven by earlier fall contracts. Price reductions dropped sharply, reflecting fewer active listings. Back on market is a small bump, common with year-end timing, but still consistent since July. Price increases are consistent. Late December is doing what it always does — quieter listings, fewer negotiations, but solid closings. Going into the new year, I am going to switch from price increases to Expired Listing.
