Buying and selling on the same day sounds like a headache, but with a little strategy it doesn’t have to be.
For this growing family (6 months pregnant, with a busy 2-year-old in tow), we pre-signed their sale a couple of days early, helped them pack the house into a POD over weeks instead of overnight, and lined up their purchase just an hour south, closer to grandparents.
We sold their home in their desired price range and negotiated their new one at a discount, all while quietly solving problems behind the scenes so closing day felt calm, not chaotic.
If you’re worried about “How do we sell and buy at the same time without losing our minds?”, this is your sign that it’s absolutely possible with the right plan and the right agents in your corner.

Hidden‑gem island vibes on Coquina Key 🌴
Coquina Key Park sits on a waterfront point at the north end of the island, with walking trails, soccer fields, pickleball and tennis courts, basketball, a playground, grills, and a dog park all overlooking Big Bayou and the downtown St. Pete skyline. Locals love it for the relaxed, non‑touristy feel, quick drive into downtown, and that “affordable island living” lifestyle.
If you’ve been dreaming about island living without the flood‑insurance drama, I’ve got a non‑flood home for sale right here on Coquina Key—so you can enjoy the views, the park, and the water access with extra peace of mind.
DM me “COQUINA” for listing details and a private showing.

Work first. Then tacos. 🌮
Started the morning walking through a client’s home giving them the real talk on what to fix, update, and prioritize before we list — because the right prep work before hitting the market is the difference between sitting and selling.
Then we closed the laptop and spent the rest of the day at Armature Works with the family. If you haven’t been — it’s right on the Hillsborough River in Tampa and it’s genuinely one of the best spots on this side of the bay. Food hall, waterfront views, the kids are happy, we’re happy. Everyone wins. 🧡
This is what Saturdays look like when you love what you do.
Thinking about selling this spring? Before you list — let’s walk your home together first. A little prep goes a long way and I’ll tell you exactly what’s worth your money and what isn’t.
📩 DM me “PREP” and I’ll set up a free home prep consult.

Saturday mornings hit different when you live 10 minutes from this. 🌺

Loaded up the kids and spent the morning in Dunedin — browsed Douglas Ave, got lost in Ivory Palm for way too long, hit the Saturday market, and ended it all at Sandpiper for brunch.

No agenda. No schedule. Just one of those mornings that reminds you why you live here.

This is the thing nobody tells you about the Tampa Bay area — it’s not just the beaches. It’s the Saturday markets and the little boutiques and the brunch spots where the kids are actually welcome. It’s the fact that this is just a normal weekend.

If you’re thinking about making a move to this side of Florida — this is what the lifestyle actually looks like. SaturdayVibes

Most people drive right past them on Alt-19. 🙈
Crystal Beach and Ozona are two of the most underrated beach communities on the entire Gulf Coast — no resort crowds, no chain restaurants, just old Florida doing its thing. Pier sunsets, golf carts, oyster bars, and trails that take you straight to the water.
This is exactly the kind of neighborhood that makes people fall in love with living here.
If you’re thinking about making a move to the Tampa Bay area — or you’ve been eyeing this side of Pinellas County — these two little towns are worth knowing about.
📩 DM me “OZONA” and I’ll send you a full neighborhood guide + available properties in the area.

✨ NEW LISTING — Coquina Key | St. Pete’s “Friendly Island” ✨
🚫 Flood Zone | 3 Bed | 2 Bath | Renovated | $410K — Move-In Ready
This 3/2 is sitting HIGH AND DRY on one of St. Pete’s most storied islands 🙌 — and at $410K fully renovated, it won’t last long 👀
Here’s some fun history for you 👇
🏝️ Coquina Key was once called “Lewis Island” — and before that, it was a hideout for rumrunners during Prohibition 🥃
🛣️ The main road, Elkcam Blvd, is literally “Mackle” spelled backwards — named after the brothers who developed the neighborhood in the 1950s
🏆 Residents have called it “The Friendly Island” ever since a community-wide naming contest in the 1950s — and the vibe still holds today
📍 Only 4 miles from Downtown St. Pete with parks, a dog park, local dining, and that coastal Florida energy all around you
This is the one you’ve been waiting for 🤍 DM me or tap the link in bio to schedule your private showing!

Thinking about selling but worried your home’s “not ready”? 👀
You’re not alone — so many St. Pete homeowners feel stuck not knowing what actually needs to be done before listing.
That’s where our team steps in. We help you figure out what matters (and what doesn’t), tackle the prep step-by-step, and get your home ready to impress without the stress. 🏡✨
If selling’s been on your mind, let’s chat — or hit “follow” to see how we make the process easier for local sellers across Coquina Key, Old Southeast, and beyond.

$750K in Palm Harbor isn’t just a house. It’s a school zone. A neighborhood. A decision that shapes your kid’s next 12 years.

🏠 Pipers Meadow — Rutenberg builds with brick entry and caged pools. Flood Zone X. Non-evacuation zone. Zoned to Lake St. George Elementary and PHUHS.
Same budget. Seven school zones. The difference between a good house and the right home? Knowing which classroom your kids walk into Monday morning.
