United States: Affordability Improves in 2026
In 2026, we’re seeing a meaningful shift in the national housing landscape—one that resonates here in Northeast Florida as well. Home prices are projected to grow by about 1% this year, lagging behind inflation and offering buyers some long-awaited relief as affordability improves in real terms. The first half of the year has brought a sense of stability rather than a surge, with sellers recalibrating expectations and buyers regaining a measure of leverage. While existing-home sales are anticipated to improve modestly, mortgage rates are holding steady in the low-6% range, allowing monthly payments to ease by roughly 2% as price growth cools.

This environment is fostering resilience on both sides of the transaction. Sellers and buyers alike are adapting, with more realistic asking prices and measured inventory growth helping keep deals moving. As we look toward the latter part of 2026, I anticipate momentum will build further—especially as those who have been waiting on the sidelines find terms that better suit their needs. Scrolling listings and closing the app the second you see the price? You're not alone — but here's something worth knowing.

More than 4 in 10 sellers are cutting their asking price right now, and July just saw the lowest median list price in five years. That shift is showing up right here in St. Johns County too — sellers in Nocatee, St. Augustine, and neighboring areas are pricing more realistically from the start, or adjusting quickly when a home isn't getting offers.

It doesn't mean home values are dropping. But it does mean there's more room to negotiate than you might think — so if you've been assuming everything is out of budget, it might be worth another look.
