FOR LONG BRANCH HOMEOWNERS AND POTENTIAL BUYERS/INVESTORS

There is a new ordinance now in effect as of July 2026. This new ordinance prohibits the rental of one- to four-family dwellings in the City of Long Branch for periods of less than 60 days.
Long Branch short-term rentals — simple explanation

The basic rule is:

A one- to four-family home in Long Branch must be rented for at least 60 days.

So, in practical terms:

❌ 1-week Airbnb: Not permitted
❌ 2-week summer rental: Not permitted
❌ 30-day rental: Not permitted
✅ 60-day or longer rental: Permitted under this minimum-duration rule

The ordinance specifically amends Long Branch's rules concerning Certificates of Occupancy for one- to four-family dwellings and establishes the 60-day minimum rental period. A Dwelling(s) are also limited to only two (2) C of O's per year.

This is significant for Long Branch shore properties because an owner cannot simply advertise a single-family house as a weekly or monthly summer rental if the property falls under this ordinance or request realtors to assist an owner with a time period less than 60 days.
