We are committed to keeping our closings safe! Here are some things we are doing to stop this very preventable crime!
🚩 We are utilizing simple warning messages about wire fraud in all of our emails.
🚩 On Friday's, we will automatically reply to all emails our office receives with an extended warning about wire fraud along with ALTA recommended tips to prevent this crime! We will call it FRAUD AWARENESS FRIDAYS.
🚩 We will only send wire instructions through our secured portal, Qualia, and NEVER through email.
🚩 We will never request money to be sent via regular email and ONLY through Qualia.
🚩 We will be sending introduction emails to all our clients and partners at the start of every transaction about the risks of wire fraud and we will verbally talk about this matter when we make introduction calls as well.
🚩 When we send wire instructions via Qualia, we will call the client to let them know that we sent those instructions.
🚩 We will require notarization on Seller wire instructions for proceeds.
🚩 We will not accept last minute requests to change wire instructions.
🚩 We will call to verbally confirm all wire instructions, even common instructions like bank payoffs or tax collectors to make sure wire instructions are accurate and keep note of who we spoke with and at what time.
🚩 We will educate our Realtor partners on starting the conversation about wire fraud at the start of their Realtor/client relationship by providing education, materials, and news articles on the matter.

Just like there are different kinds of clouds in the sky, there are different types of CLOUDS ON TITLE!

The most devious CLOUD ON TITLE is Forged or Fraudulent Documents! People with bad intentions will forge signatures or documents in order to acquire or sell real estate. A buyer may buy a property from a person that does not actually own the property or a person that owns a property may forge a document to create marketable title for a closing.

With the rise of mail-away closings and fraud in general, these are very real and very costly clouds on title that may take legal action to clear.

Closing agents should be versed on and implement security protocols to help prevent this type of fraud. We encourage the use of RON closings for mail-aways as they use a secure service to verify identity. We also ask for original documents that we will be recorded and multiple forms of identification. These are a few steps that we take to keep everyone protected!
