Before You List In 2026 | Part 5 of 5 | Inspection Expectations 💪🏼

A home inspection during your home sale is a normal part of the process. Taking time to assess & identify possible hiccups prior to accepting an offer may help you to mitigate some issues, saving time & stress.

You’ll likely receive a long list of items: just know that not all will come back with a direct repair request. Some can be adopted by your buyer post closing.

Knowing what to expect ahead of time makes all the difference.

This sounds simple, but it’s a game changer: don’t just choose the house - choose the neighborhood.

3 things to check before you fall in love:

1. Parking and access for you and guests.
2. Noise and lighting - heavy road traffic nearby? Trains? Barking dogs?
3. Commute reality - test it during the time that you’ll actually be making it.

Next adventure unlocked!

Jesse called me early last fall as he was considering selling his current home & moving in with his partner. As he had purchased Aberdeen in 2023, we took time to review if selling this home would make financially sense at this time - would the time & effort match what price he could sell it for?

We mapped out our strategy - starting from curb appeal refresh, professional home clean + professional photography & then selecting a price that would attract the highest amount of eyes & attention.

One month later, after 15 showings, 17 groups visiting our open house & receiving 5 offers in the first weekend, we selected one & got to work. See, accepting an offer is significant - but getting to the closing table is when the celebration truly begins!

Inspection negotiations, sewer cleaning & a few minor maintenance items, supporting through final underwriting & clearing title work is all a part of the 'behind the scenes' tasks that pull us across the finish line.

Grateful as always for your trust in me as your guide & proud of Jesse for following his gut in decision making times & for all of his effort as a homeowner throughout the process.

Buyers often notice small details that homeowners have grown used to over time - details while standing on the front sidewalk.

Lighting, layout, condition & overall feel can all influence how a home is experienced during a showing. This is why decluttering/ organization, paint & flooring repair is suggested as your #1 use of preparation time. The goal is not perfection, but, rather how you can help your buyer envision their future growth in the home.

Simple preparation can help buyers focus on the home itself rather than distractions.

This is the largest food pantry in Oakland County! A mission impacting countless number of neighbors & individuals.

We spent the day here organizing, cleaning, stocking - whatever capacity they needed. Our goal is to show up with energy, get our hands dirty & leave the location 100x stronger than when we arrived 💪🏼
