Over time, you learn the things that really matter in this business. The psychology behind buying a home. The strategy behind pricing. The way different neighborhoods in Loudoun behave completely differently from one another.

If you’re thinking about selling your home in Loudoun, here’s one strategy I’d be careful with right now: pricing high just to “see what happens.” ⤵️

Buyers are still active, but they have more choices, and that changes things.

When buyers can compare more homes, they’re paying closer attention to condition, location, and whether the price actually makes sense. If a home feels overpriced, they may simply move on to the next one.

And while you can always reduce the price later, you can’t completely recreate those first few weeks when your listing is new and getting the most attention.

That doesn’t mean pricing your home low. It means being strategic from the beginning so buyers see the value right away.
