This is 2026. Tip #1: Get an experienced Realtor as your advisor. Not your relative or high school friend. A Realtor who does real business. Tip #2: Start early and don’t rush it. Setting yourself up for success in selling your home is something that takes a little bit of time. Best not to wait till the last minute. Tip #3: Price is a strategy, not an experiment. Some sellers think, “I will try getting what I really want first and then drop the price when I need to.” Odds are you will either not sell at all or you will get less in the end. Your Realtor can explain to you why pricing the home based on the market from the beginning is crucial. Tip #4: there will be a lot of money in this for you, but you have to be willing to spend some upfront. Also, it’s worth some elbow grease to get a better result. Decluttering. Repairs. Improvements. Buyers in this market want move-in-ready. The market is punishing outdated homes and fixer uppers right now.
