One of the most common questions I get from clients and honestly one of the most important ones to get right! πŸ‘‡

The short answer? It depends. And before you roll your eyes at that, hear me out! There are real advantages and real risks on both sides of this decision and the wrong move can cost you time, money, and a whole lot of stress.

For most sellers in today's market, selling first gives you a much stronger financial position and way more negotiating power when it comes time to buy. You know exactly what you have to work with, there are no contingencies hanging over your head, and you are not carrying two mortgages at once. That peace of mind is huge.

That said, the fear of being homeless in between is very real and I totally get it! The good news is there are smart strategies we can put in place to bridge that gap so you are not scrambling for a place to land.

Every situation is different and that is exactly why a conversation with the right agent before you make any moves is so important. I would love to help you map out the best plan for your specific situation.

Have you noticed that some homes sell in 48 hours while others just sit there with a price reduction two weeks later? It is not luck. There is a real reason why and it comes down to a few things!

Pricing is everything. The number one reason a home sits on the market is because it was priced too high from the start. Buyers today are savvy and they have access to the same data we do. If your home is overpriced, they will skip right past it and wait for the reduction. The longer a home sits, the more buyers start to wonder what is wrong with it even if the answer is nothing.

Presentation matters more than ever. With over 90% of buyers starting their search online, your photos are your first showing. A home that is professionally staged, well lit, and beautifully photographed will always outperform one that is not. Always.
