I've been thinking about a certain aspect of human nature this week. It certainly affects me, and I think it affects most of us in some way. It's the tendency to kick uncomfortable cans down the road instead of dealing with them now.

Recently, I have been working to assist an individual whose home mortgage is now 2.5 times what it was two decades ago. This growth is the result of repeated loan modifications -- getting behind, then rolling the arrears into the loan. As a result, many opportunities have been closed off, and this individual will be hard-pressed to meet some important objectives. The problems have never gone away, they have just kept getting bigger. The consequences have been suspended only temporarily, and now they must be reckoned with.

In no way am I disparaging of this individual, who is a decent person. Certainly, all of us have been in situations where the best or most expedient option available to us is not our favorite. What has been on my mind is this: are there areas of my life where I make non-ideal decisions, not out of necessity, but as a lifestyle? Some choices that are suitable for short-term situations can be a disaster if we try to apply them over the long term. Sometimes we do this because of bad advice, where someone has put it in our heads that this is the only way. In reality, we usually have more choices if we deal with problems earlier than allowing our problems to dictate our destiny. The harder paths at the start of the journey may be preferable to the last remaining path at the end.

I'm using a new tool to manage calls I make. After two hours of calling, I had two conversations: one with someone who definitely wants to sell before the bank takes her house, and another with a gentleman who is sure he is not getting foreclosed on because he recently refinanced. We all know that home prices have risen DRAMATICALLY in recent years. I took on a little project. I downloaded all home sales over the last 30 days in Dallas, Rockwall, Hunt, and Kaufman Counties, as well as all currently-active listings. About 9000 homes. I wrote a computer program that evaluates this data in a number of ways. One of view of the situation, which I share here, is this: in each county, if you lined up all home sales over the last month in order, then divided this list into eight sublists with about the same number in each sublist, what are the bottoms and tops of those ranges?

Here are some pictures of the results for each of the four counties. In each case, I have highlighted the "median" in red. This is the value of the house that sold where about an equal number of homes were less expensive and more expensive -- it's right in the middle. If you've bought a house in recent years, in which eighth of all homes sales last month would your purchase price fall? Rank #1 is least expensive group, while Rank #8 is the most expensive group. For example, if you bought a house in Rockwall County a few years ago for $375,000, it would now be in the Group #4. This means that more than half -- nearly five-eighths -- of all the homes sold last month in Rockwall County were sold for a higher price than your home. Zoinks . . . !

You can do this exercise in any of the four counties I analyzed.
