S|L just finished a four-day federal trial with a jury verdict in favor of our client on all three counts for conversion, fraudulent misrepresentation, and negligent misrepresentation, and against the opposing side on their counterclaim for fraudulent misrepresentation.

A major federal reporting change is coming for certain residential real estate transactions.

Beginning March 1, 2026, new reporting requirements will apply to non-financed transfers involving LLCs, corporations, and trusts. If you're purchasing property through an entity or structuring a cash deal, it's important to understand how this rule may impact your closing. Our team is actively implementing procedures to efficiently integrate these requirements into the closing process while minimizing disruption to your transaction!

Last week, Stark | Lattuca had the pleasure of hosting the very first event at our office. The event, spearheaded by Associate and others brought some of Rochester’s fastest up and coming female business owners together to workshop the “Art of Five-Year Plan” with renowned business coach . Congratulations Emma and all of the amazing women that made the event happen. It was a huge success!

Emma Powlin is joining the Rochester Office. Emma concentrates her practice on residential and commercial real estate transactions as well as corporate matters, including entity formation, governance, and business transactions.

In addition to her real estate and corporate practice, Emma advises clients in the emerging area of sports law, particularly name, image, and likeness (NIL) matters. She assists high school and collegiate athletes in navigating compliance requirements and maximizing opportunities in this rapidly evolving space.

Before joining Stark | Lattuca, Emma practiced at prominent law firms, gaining significant experience in public finance, economic development, mergers and acquisitions, and private equity. This background gives her a unique perspective when structuring transactions and counseling clients on both legal and strategic considerations.

Emma earned her Juris Doctor from the University at Buffalo School of Law, where she served on the Buffalo Law Review, was Vice President of the Sports and Entertainment Law Society, and earned a Certificate in Sports Law. Before law school, Emma graduated from the University at Albany with a Bachelor of Science in Business Administration, concentrating in Finance and Marketing. While at Albany, she captained the Division I women’s lacrosse team, later played professional lacrosse, and was a member of the USA Women’s Box Lacrosse Training Team.
