We just closed on this cute home last week in Foley. These sellers reached out to us recently for a cash offer. They were ready to sell this home to be able use the gains of this house before buying their next one.

It happened quick. We agreed on a price in July, they found their next home, and we closed around 3 weeks after they reached out. They stayed for a few days after closing which gave them time to close on the new house and plenty of time to move, plus they get to use that money/equity they gained for owning this house for the purchase of their new one.

If you or anyone you know are interested in talking to a reliable as-is buyer, don't hesitate to reach out at 251-312-9018 or message us. We can provide a flexible (close when you want to) and hassle free experience of selling your home.

Looking to sell to a reliable and flexible buyer? We buy as-is and close on the date of your choice.

Need time to move after the sale? No problem we have helped many others that way. We've even closed in less than a week when it's needed.

Another value is that you have assurance of knowing your property is sold and don't have to worry about when it will sell and if the buyer will come through when you put it on the market.

Give us a call. 334-422-4477. We are looking to buy properties throughout South Alabama. Whether it be a house, land, apartments, mobile home parks, etc. we are looking to buy. Don't hesitate to give us a call, text, or FB message.

Here's one we bought last week that the seller is grateful we were able to help and make it a win-win for her and us.

You might not know it, but a whopping 13.4 million Americans are behind on their mortgage or rent payments right now, according to the U.S. Census Bureau.

And there are a lot of reasons for that.

Maybe the property is abandoned, maybe the homeowner simply can’t afford the high mortgage or rent costs, or perhaps some tragedy has befallen the family.

Whatever the case, the pressure of being behind on payments is stressful.

Fall behind too long and homeowners risk the bank foreclosing on their property — which obviously causes a massive headache.

But homeowners DO have options before that happens.

At Echo Properties, for instance, we buy homes fast and AS-IS for cash… in fact we can make offers and close so quickly that homeowners who are behind on their payments can avoid foreclosure altogether by working with us to sell their property.

You pick the closing date, we pay all closing costs, we make you a fair cash offer on your property.

We can even close in as little as two weeks — before the next mortgage bill hits the mailbox.

How does that sound?

Give us a call at 334-422-4477 and let’s chat!

At Echo Properties, we buy homes for cash in Foley AL.

We’re then able to either pass off those properties to our community of real estate investors or restore the home ourselves.

Either way, the result is the same — the homeowner gets a fair price for their property, in cash, and the homeowner gets to pick the closing date.

No strings attached.

But one of the questions asked by homeowners a lot is, “What types of properties are you interested in actually purchasing?”

The answer is… ALL kinds of residential properties.

That doesn’t just include properties that are in decent shape. It also includes what we call “distressed” properties.

For example…

- Houses with structural issues such as foundation, roof, plumbing, or electrical problems.
- Houses located in undesirable neighborhoods.
- Houses that are located in flood plains or in other weather-prone areas.
- Houses with high-interest rates or undesirable financing.
- Houses with balances too extreme for the owner to maintain.
- Houses with bad memories for the homeowner, such as a death or divorce.
- Houses that no longer fit the homeowner’s needs — too big, too small, bad location, and so on.

And the best part is we can buy these “distressed” properties as-is — no need to clean, repair, or restore anything.

We can make a fair cash offer on the property within 48 hours, you pick the closing date, and we’ll even pay all closing costs.

Give us a call at 334-422-4477 to get your fair cash offer!

Selling your home in Foley AL?

Obviously, selling a home comes with a lot of challenges -- some of which are always there... and some of which are created by making mistakes.

In fact, here are some of the most common mistakes to avoid as a home seller...

1. Getting too emotional. This is a tough one, because it's your home after all! But try to remember this is just a part of life. You're selling your home but you'll find a new home. As the cliche goes, home is where the heart is.

2. Setting an unrealistic price. The value that a seller often sees for your home might not be the value that the market sees. And a home has to sell at market value -- this can be hard for some homeowners. This is why it's important to consult with a professional to understand the true value of the property.

3. Hiding major problems. When a seller tries to hide a problem with a home, it's only going to come back to bite them in the end. It’s much better to disclose any and all problems upfront so that potential buyers know what they're getting into, and sellers don’t end up in front of a judge later.

Want to avoid these problems altogether?

Then sell to a professional home buyer like us at Echo Properties!

Selling to a pro means you're getting a fair price, the sale is fast and easy, and you don't have to worry about any of the challenges that come with selling your home.

Want to sell a house with a cracked foundation?

You might be worried that you won't be able to sell... but the good news is that you CAN (so long as the cracked foundation is disclosed to the buyer and they agree to purchase it "as is").

But... just how bad is the damage?

That depends. A cracked foundation is simply a result of the foundation settling and moving along with the soil. More problematic signs include...

- Gaps in the foundation walls

- Misaligned doors or windows

- Large cracks (> 1/4")

- Leaning chimneys

- Diagonal cracks in brick walls

A cracked foundation is not always a deal-breaker for home buyers, but it definitely needs to be repaired before putting the house on the market...
.. IF you decide to sell the home the traditional way, that is.

Fortunately, you don't have to sell the traditional way.

You could sell your house as-if for a fair cash price and not have to make any repairs to it whatsoever. Wouldn't that be convenient?

You could even pick your closing date, not pay agent commissions, and avoid closing costs.

How?

By giving us a call at [phone]. We can make you a fair cash offer within 48 hours. And there's no obligation on your end to accept the offer we make.

Trying to decide whether it’s better to sell your home the traditional way -- through a real estate agent on the MLS -- or to a professional cash buyer?

It varies from seller to seller.

Here's a direct comparison between those two options to help make a decision about what's best for you and your family.

Selling your home the traditional way:

- Repairs and renovations must be made in order to get top dollar for the home.

- It can take many many months, or even years, to find a buyer who is willing to pay what the home is worth.

- Real estate commissions (which is usually thousands of dollars) will need to be paid when your home finally sells.

- There will be constant showings (cleaning and preparing for them every. single. time.) and strangers coming into your home.

Selling your home to a cash buyer:

- The home can be sold as-is, without making any repairs or renovations.

- It’s possible to sell the home within a few weeks.

- No real estate commissions to be paid.

- You won't have to deal with any showings or strangers coming into the home when you’re not there.

So, what's the bottom line?

Selling to a cash buyer is often the better and easier way to go -- unless you have the money and patience for the traditional method.

Selling your house?

Wondering what to fix before listing the home for sale?

Obviously, not all repairs are as important as others — so it’s important to set priorities and make the most critical repairs first.

If you’re dead-set on selling your home the TRADITIONAL WAY… here are some repairs we recommend starting with…

1st - The most necessary repairs to make before selling a home is fixing anything important that’s broken. This means fixing leaky faucets, patching up holes in the walls, and making sure all of your appliances are in working condition.

2nd - Another key repair to focus on is the exterior of the home. Make sure all windows are clean and in good condition, the gutters are clear, and the lawn is trimmed and neat. Don’t forget to check the roof and siding, too. These small details can make a big impression on potential buyers.

3rd - Finally, it’s always a good idea to deep clean your home before showing it to buyers. This means scrubbing down the floors, cabinets, and walls; and organizing any cluttered areas - probably some touch-up painting, too.

OR…

You could skip all of that hard work and just sell to a professional homebuyer like us over at Echo Properties — we can buy your home as-is for cash. Just give us a call at 334-422-4477 and we’ll make you a fair cash offer. We can even close in as little as two weeks!

At Echo Properties, we’ve helped a lot of homeowners in Foley AL, sell their homes easily, fast, and for a fair cash price.

But unsurprisingly…

We also get a lot of questions that seem to be fueled by common myths and misconceptions about selling a property to professional homebuyers.

So we thought we’d take a moment to address some of those…

Myth 1: Professional Home Buyers Will Always Low-Ball You — Not true. Our goal is always to make you a fair cash offer based on diligent market research and a thorough analysis of the property.

Myth 2: You Can’t Negotiate With Professional Home Buyers — Also not true. We often have homebuyers negotiate with us and we are very open to that. We are even happy to explain why our offer is what it is.

Myth 3: There Are Hidden Fees — Nope! We pay all closing costs and we buy properties as-is. There are no hidden fees or expenses.

Myth 4: It Takes a Long Time — This is not true. You can pick the closing date to be as soon as two weeks. We’ll make it happen!

Hope that helps assuage some of the misconceptions out there about professional homebuyers.

And if you need to sell a property fast for a fair cash price, give us a call at 334-422-4477. We’re here to help!

Don't want to continue working with your real estate agent?

You're not the only one. It happens.

Some of the top reasons that people fire their real estate agent include...

Bad communication
Doesn't advocate for your interests
Doesn't know the market
Bad marketing efforts
Don't get along personally
Unethical behavior

Whatever the case, the good news is that there are some ways to cut ties and get out of your contract with a real estate agent. Here are some tactics...

Just Ask -- One way to get out of a contract with a real estate agent is to simply ask them to let you go. Most agents don’t want to force a business relationship that is not working.

Call The Brokerage -- If the agent is unwilling to let you out of the contract, the next step is to call the brokerage and ask to speak with the managing broker. Explain the situation and see if the firm is willing to cancel or terminate the contract.

Use The Dispute Resolution Process -- Another option is to use the dispute resolution process that's typically included in real estate contracts. This process can vary, but it typically involves going through mediation or arbitration in an attempt to resolve the issue.

Talk To A Lawyer -- Finally, if you're still unable to get out of the contract, it may be necessary to consult with a lawyer to see if there are any legal options available.

Wait It Out -- Another option is to wait it out. Most listing agreements have an "out" clause or end date that allows either party to cancel the contract after a certain period of time.

Whatever you do, make sure to read the listing agreement carefully before signing anything. This will make sure you understand the seller’s rights and what to expect if you decide to cancel the contract.

And if you want to sell your house the *easy* way, then give us a call at 334-422-4477

and we'll make you a fair cash offer!

Have a dust mite allergy?

Symptoms include…

Sneezing
Coughing
Runny nose
Stuffy nose
Watery eyes
Itchy eyes
Itchy throat
Itchy skin
Chest pain

We’ve seen a lot of properties in our time buying and selling real estate in Foley AL... and virtually all of them have dust mites (it’s just a matter of how many).

So we thought we’d offer some quick tips for reducing the number of dust mites in a house.

Humidity — Dust mites are found pretty much everywhere, but the higher humidity, the more dust mites there will typically be. That’s why it’s recommended to use a dehumidifier, run the air conditioning, and improve the ventilation of your home by installing exhaust fans, ceiling fans, and soffit vents in the attic.

Gravity — Dust mites are tiny particles, but that doesn’t make them immune to the pull of gravity. They’ll settle on fabrics, pillows, bedding, and furniture. The possible solutions for this are to replace carpet with hardwood floors, mop and vacuum often, dust with a damp cloth, wash bedding in hot water, and use a HEPA air purifier in your home.

Pets — Not only can pets also suffer from dust mite allergies, but they can contribute to the problem as well. Possible solutions include washing all bedding and toys, using synthetic materials for bedding, frequent bathing, not leaving pet food out all day, and regular vet visits.

That should give you a head start on pesky dust mites.

Oh — and if you or someone you know ever wants to sell their house fast for cash, give us a call at 334-422-4477 to get a fair as-is cash offer!
