¿Necesita reparaciones? ¿Cuál es su valor? ¿Conviene conservarla, alquilarla o venderla?

Paso 4: No empezar a remodelar automáticamente

No necesariamente.

No pasa nada.

I Inherited a House. Now What?

Inheriting a home can come with a lot of questions.

Who is actually in charge of the property? Should you clean it out? Does it need repairs? What is it worth? Should you keep it, rent it, or sell it?

And sometimes several family members have different opinions about what should happen next.

My advice after working with probate and trust properties for many years is simple:

Don't feel like you have to figure everything out at once.

Before you start making repairs, clearing out the house, or calling contractors, understand a few important things first.

Step 1: Determine Who Has Authority Over the Property

This is one of the most important first steps.

Just because someone is an heir or beneficiary doesn't mean they have the legal authority to make decisions about the property.

If the home is part of a probate estate, the court may need to appoint a personal representative—an executor or administrator—to manage the estate.

If the property is held in a trust, a successor trustee may have responsibility for managing the property.

There are also situations involving joint ownership, transfer-on-death deeds, surviving spouses, and other forms of ownership that can affect what happens to the home.

Before signing a listing agreement, hiring contractors for major work, or making other significant decisions about the property, make sure you understand who has the authority to act.

Your probate or trust attorney can help you figure this out.

Step 2: Find Out How the Property Is Titled

The next question is:
How was the property actually owned?

This can make a big difference.

A home might have been owned individually, jointly with another person, as community property, or by a living trust.

Don't assume the will tells you everything you need to know about the real estate.

The deed and other estate documents are important pieces of the puzzle.
When I'm helping a family with an inherited property, this is one area I want clarified early because it can affect how we move forward with the real estate.

Step 3: Understand the Property Before Changing It

Once we know who is authorized to make decisions, I like to look at the property itself.

And I don't mean immediately deciding what needs to be remodeled.
I mean understanding what we have.

What is the home's approximate market value?
What condition is it in?
Is there deferred maintenance?
Is anyone currently living there?
Are there mortgages, liens, solar agreements, HOA obligations, or other issues connected to the property?
Is the property insured?
Are utilities still on?
Is the home secure?

These questions help us create a plan instead of simply reacting.

Step 4: Don't Automatically Start Remodeling

This is one of the biggest mistakes I see families make.

Someone walks into an inherited home and immediately thinks:

"We have to fix everything before we sell."

Not necessarily.

I've sold estate properties that benefited from preparation and repairs, and I've sold others where putting substantial money into renovations wouldn't have made financial sense.

There is a big difference between making a property market-ready and completely remodeling it.

Sometimes paint, cleaning, landscaping, removing excessive belongings, and a few strategic repairs can make a significant difference.

Other times, selling the property as-is may be the better option for the estate.

Before spending thousands of dollars, I recommend getting a real estate evaluation.

I can help you look at the property's current value, what it might reasonably sell for with certain improvements, and what those improvements could cost.
Then you can decide with confidence.

Step 5: Don't Throw Everything Away

This is another area where I encourage families to slow down.

An inherited home may contain decades of belongings.

Before ordering a dumpster and clearing everything out, make sure the right people have had a chance to identify important personal property, documents, photographs, valuables, or sentimental items.

Estate instructions or legal considerations may also involve personal property.

Once everyone who needs to be involved has given the go-ahead, the physical clean-out can begin.

And it doesn't necessarily have to fall entirely on the family.

Depending on the situation, I can help connect clients with estate-sale companies, clean-out services, donation resources, haulers, contractors, cleaners, and other professionals.

Step 6: Find Out What the Home Is Actually Worth

Online estimates can be interesting, but inherited properties often require a closer look.

Condition matters. Location matters. Deferred maintenance matters.
Lot characteristics matter.

And what looks like a comparable home online may have been completely remodeled, while the inherited property hasn't been updated in decades.

I prefer to evaluate the home in its current condition and then discuss different scenarios.

For example:

What might it sell for as-is?
What could it potentially sell for after basic preparation?
Would larger renovations likely add enough value to justify the cost and time?

Those are very different questions.

Step 7: Understand That Selling Isn't the Only Immediate Decision

Sometimes families assume inheriting a property means they need to list it immediately.

You may eventually decide to sell, but the first step is understanding your options.

Depending on the estate, beneficiaries, finances, and legal circumstances, the property may potentially be kept, rented, transferred, or sold.

Those decisions may involve legal and tax considerations, so your attorney and tax professional should be part of that conversation.

My role is to help you understand the real estate side.

If selling becomes the right direction, we can then develop a strategy for preparing, pricing, marketing, and selling the property.

You Don't Have to Have the House Ready Before Calling Me: 951-536-2721

This is something I especially want families to understand.

Please don't think:
"We'll call Elena after we clean everything out."

I'd actually rather see the property before you start.

I've walked into homes filled with belongings, properties needing substantial repairs, occupied homes, homes with deferred maintenance, and properties where family members weren't even sure where to begin.

That's okay.

Seeing the home in its current condition helps me explain what I believe is worth doing—and what probably isn't.

Sometimes my most valuable advice is telling a family not to spend money somewhere.

Start With Information, Not Decisions

If you've inherited a property, you don't have to decide everything today.
First, determine who has authority. Understand how the property is owned.
Learn what condition it's in. Find out what it's worth.

Then look at your options.

Once you have that information, the next decision usually becomes much easier.

If you inherited a home in Riverside County and aren't sure what to do with the real estate, I'm happy to start with a conversation and help you understand your options.

Elena's Market Tip
"Before you spend money fixing an inherited home, find out what you actually have and what it's worth. Sometimes the smartest first step is simply getting good information."

I'm committed to educating my clients so they can make confident real estate decisions.
