This may go down as one of the most unique properties I’ve ever sold.
When I was asked to list this estate property in Eldorado, I knew immediately that it wasn’t going to be a typical sale. There were more than four acres, several large outbuildings, trailers, equipment, boats, snowmobiles, tools, collectibles, and decades of items that had accumulated throughout the property.
The home itself was not habitable and the entire property needed to be sold completely **as-is, contents and all.**
Pricing something like this was not easy. How do you put a value on a property where the next owner is also taking on a tremendous amount of work, but where there could be real value hidden among everything left behind?
It really did feel a little like stepping onto an episode of *American Pickers.*
The sellers and I agreed on a price of **$225,000**, brought it to market exactly as it stood, and waited to see how buyers would respond.
Well… they responded. 😳
Within the first few days, we had numerous offers and an unbelievable amount of interest. I would be at the property and people would seemingly appear because they had seen the listing, noticed I was there, and wanted to know more. I have honestly never experienced anything quite like it.
We quickly accepted an offer, and now that the sale is closed, I can finally share the part that still amazes me:
**This property sold for more than $200,000 OVER the asking price.**
There was no staging this one. No cleaning it up for photos. No pretending it was something it wasn’t. We were very clear about the condition, the work involved, and what was being sold.
And the market spoke loud and clear.
Every property has a buyer. Sometimes figuring out how to position it, price it, and get it in front of the right people is where things get really interesting.
I don’t think I’ll forget this one anytime soon.
