🏡 “How’s the real estate market?”

Probably one of the MOST common questions I get asked as a Realtor.

And my answer lately?

Well… that depends. 👀

What city are we talking about?
What price point?

Because there really isn’t ONE real estate market — every market is behaving differently right now.

I’ve been doing a deep dive into the numbers lately because we ARE seeing some shifts, and I want to make sure I understand what’s happening so I can better educate and guide my clients.

I’m looking at MLS trends AND what has actually happened over the last four weeks — and the differences are pretty interesting.

For example, Ripon is currently showing signs of a more balanced market, while Manteca is leaning more toward buyers.

And yes, days on market may be longer than what we’ve gotten used to over the last several years… but we’re STILL seeing certain homes come on the market and get multiple offers.

I call those the UNICORNS. 🦄😂

The right house.
The right location.
Move-in ready.
And usually priced strategically — sometimes just under market value.

Those homes can still MOVE.

So when someone tells you “the market is slow” or “it’s a buyer’s market” or “it’s a seller’s market”… my next question is always:

Which market?

We did another deep dive into the market, and Tami Holtz had some AWESOME things to share with us! 👏🏼🔥

One of my favorite things about these meetings is that we all bring something different to the table. We learn from each other, encourage each other, challenge each other, and help each other GROW. 🫶🏼

My takeaways from today:

✨ KNOW YOUR MARKET — especially as things continue to shift.
✨ Stay positive and be an encouragement to yourself, and the people around you.
✨ Have a heart to HELP your clients. At the end of the day, this business should be about helping people, serving them well, and doing what’s best for them. ❤️
✨ And apparently I have some work to do to step up my marketing game 😂 Thanks for the inspiration, Tami!

So grateful for a group that isn’t afraid to share what’s working and help each other get better.
