In Richmond, about 32.3% of homes had a price drop in the three months ending September 2026 (up 7.1 points from last year), and homes sold for about 97% of list (Redfin, viewed Oct 15, 2026). ZIP 47374 is a buyer's market with a median 59 days on market (Realtor.com, Sept 2026 data, viewed Oct 15). The 30-year fixed averaged 7.40% as of Oct 8 (Freddie Mac).

Do this yourself before photos go live:

✅ Open Notes on your phone and walk every room
✅ Write every squeak, stain, loose handle, and sticky door
✅ Fix the cheap stuff this weekend: paint touch-ups, bulbs, caulk, tight hinges
✅ Clear counters and closet floors so rooms look bigger

✅ Go back once after dark on a normal weeknight
✅ Stand at the curb and check street lights and sidewalks
✅ Listen for traffic, train noise, and neighbors
✅ Park where you would park every night and walk to the door
✅ Note how the porch and interior lights look from the street
