Today’s Term Tuesday: Title Search.

A title search happens behind the scenes, but it plays a big role in getting a transaction to the closing table.

During a title search, public records are reviewed to confirm the seller has the legal right to sell the property and to identify any issues that could affect the transfer of ownership. This can include things like unpaid taxes, liens, ownership claims, or other matters that need to be resolved before closing.

The good news? Most buyers and sellers never have to worry about the details because the title company handles the research. But it's an important step that helps ensure there are no surprises when ownership changes hands.

This is one of those behind-the-scenes pieces of the transaction that helps protect everyone involved—and one more reason why having the right team matters.

A home inspection is one of those important steps that can give buyers a much clearer picture of the home they’re about to purchase.

A licensed inspector takes a close look at major systems and components—things like the roof, HVAC, plumbing, electrical, foundation, and more—to identify current issues, safety concerns, or items that may need attention down the road.
