HAPPY NEW YEAR 2026, CONGRATULATIONS & TRANSITIONS of CARE | As we transition back from a period of sabbatical, we welcome 2026 and Congratulate our CEO/Chief Excellence Officer (Maxine Lambert) on achieving her LCSW/Licensed Clinical Social Worker credential (now compounded with a Broker/Associate Broker License, a Senior Real Estate Specialist/SRES, and a CCM/Certified Case Manager credential).

What does an LCSW mean to you our clients in the world of real estate? FIRST TIME HOME BUYERS, THE ECONOMY & CREDIT SCORES | A number of our first time Home Buyers have expressed frustration and the need to "rob Peter to pay Paul" to make ends meet (a modification from their original home buyer plan). This has led to a decrease in being able to save for their dream home and/or at times, an inability to pay their bills on time due an unexpected or unnecessary job loss. We encourage our clients/buyers to keep the faith; the tide WILL turn. God NEVER gives us more than we can bear (1st Corinthians 10:13), and we are advised to “be anxious for nothing” (Philippians 4: 6-7).

In the meantime, feel free to consider secondary employment opportunities for your down payment and/or closing cost needs. Depending on your builder of choice (for new construction homes), some grants may be available. A number of our clients are also following our personal goals (per their choosing, age 50+), that includes half cash or all cash down toward their home purchase, to allow for one party within the household to cover the mortgage should the need arise in times of illness or uncertainty. To manifest said goals, budgeting and streamlining in these economic times are of utmost importance. Other practice include dedicating 20-50% of your income to savings, and establishing a non-monthly bill account that may double for emergencies (i.e. for propery tax, dental, travel, SCC business renewals, tires, any anticipated annual bills capable of disrupting your budget).

As we tend to walk the life in which we speak, here are a few pointers in how we were able to achieve and maintain an 821-credit score. Credit scores are determined by a mixture of Payment history (35%), Amounts owed (30%), Length of credit history (15%), New credit (10%), Credit mix (10%). To increase our credit score, 1. we paid all bills on time, 2. we paid off all debt (to include school loans), 3. we carried a balance of no more than 20% of the credit card limit on any given credit card (for example, on a $20,000 credit card, charge no more than $4,000 at any given time), 4. dispute any inaccuracies, and 5. we NEVER co-sign nor lend funds we are not able or prepared to give.

In summary, pay off existing debt, avoid new debt, monitor your credit utilization, check your credit report and consider DEBT FREE LIVING. This too shall pass! Use this opportunity as a time to RESET your financial goals!

DRONES & DONUTS | Excited to have had the opportunity to participate in the first “Drones & Donuts” Meet-Up in RVA. It was more of Drones and Breakfast, but enjoyed networking just the same (less the sugar). Being the only Lady (“Lady Max”) amongst the fellas, we learned a lot about drones (to include the DJI Mavic 4 Pro pictured), the need to be an advocate for the profession, and will likely need to lean on media and Senator contacts in the near future to meet said needs.

Thank you fellas for the warm welcome! Gary, looking forward to learning about the 24 drones owned, what specific task each accomplish, so to purchase the drone best suited to meet the needs of residential real estate, roof inspection, and commercial.
