The son of Mary Brown Leachman, Rawlings is closing a decorated chapter at Woodberry Forest. He is taking his talents to Durham, where he has committed to Swim for Duke University! While he's making a splash in the pool, he plans to dive deep into his studies as an Economics major. Go Blue Devils!

We are beyond proud of the hard work, discipline, and character these two have shown. Whether it's in the halls of government or the lanes of the pool, we know they’ll go far.

On May 14th, the Professional Women in Building - Richmond (PWB) and the Home Building Association of Richmond hosted a fantastic Happy Hour at the The Country Club Of Virginia . It was a wonderful opportunity to connect with our Board of Directors.

A few weeks later and we are still thinking about Richmond BizSense's "Office Space: The State of the Richmond Office Market" Happy Hour! Presented by Marwaha Investments, we were proud to be a participating sponsor and support a completely sold-out event of 300 strong.

The setting couldn’t have been more perfect: we gathered inside a massive empty suite at the Marwaha Business Plaza (formerly Deep Run III) to talk about the future of where we work. 🏢

The big takeaway? Richmond’s office market is far from dead. While nobody is building on spec right now, suburban leasing is actually outperforming downtown, and companies are successfully bringing people back by completely rethinking space design to make the office a place employees genuinely want to be.

It was inspiring to see the RVA real estate community pack the room to talk about where our market is heading. Thank you to everyone who connected with the Safe Harbor team! 💙

We had a fantastic time on Friday, May 15, at the Boone Homes Vendor Appreciation event held at the beautiful Villas at Swift Creek! 🥂

Getting to see the community and see their incredible work firsthand reminds us why we feel so lucky to partner with one of the best builders in the industry. There is a big shift happening at the corner of West Broad and North Sheppard. The 89-unit Soda Flats building just traded hands in a $17 million deal between two of Richmond's most active local firms, SNP Properties and Bank Street Advisors.

What we love most about this deal isn’t just the price tag—it’s the local synergy. SNP and Bank Street have a long history of working in the same neighborhoods, from the Arts District to Monroe Ward. That’s the kind of local partnership that keeps Richmond growing.

Complex commercial deals like this, especially ones involving land leases that date back to the 1970s, take a lot of heavy lifting behind the scenes. A massive shout-out to our incredible team for getting this one across the finish line: Cindy Balsly, Candace Winston, and Rachel Bender.

Soda Flats is right in the heart of the action, sitting at about 80% occupancy and ready to bring even more life to Broad Street with new spec office space on the ground floor. It’s a perfect addition to SNP’s portfolio, sitting just down the street from their other project, The Summit.

Congrats to Eric Phipps and the whole SNP team on the acquisition, and to Bank Street Advisors on a successful development! We’re proud to have played a part in keeping this deal anchored.
