Updated finishes can catch your eye—but what happens when we start testing? 👀

Discolored water, HVAC concerns, and moisture checks around the shower gave us plenty to look into at this inspection. A good-looking bathroom is only part of the story.

Once the drywall goes up, these details get harder to see. 👀🏠

This Phase 2 inspection uncovered loose anchor bolts, HVAC drain concerns, and a grounding detail that needed attention. Even smaller issues deserve a second look before construction moves forward.

🏗️ HOW IMPORTANT IS A PHASE 1 PRE-POUR INSPECTION? 👀

Your home's foundation is one of the most important structural components, and once that concrete is poured, there's no easy way to go back! 🚨

A pre-pour inspection helps identify potential issues with reinforcement placement, post-tension cables, plumbing penetrations, v***r barriers, and other foundation components BEFORE they're permanently covered in concrete.

💰 Catching deficiencies now can save homeowners from costly repairs and major headaches down the road.

🏡 Don't wait until the concrete is poured to find out something was overlooked!

How many inches of foundation drop is considered acceptable? 🤔🏠

During this home inspection, we discovered approximately 3.5 INCHES of elevation difference in the garage! 😳

But here's the real question: How much is too much?

Not every elevation difference means foundation failure, but 3.5 inches is definitely something worth investigating! The location, distance, slope, and signs of structural movement all matter.

Would you buy a house with a 3.5-inch elevation difference? 👀

A home inspection can uncover issues you might never notice during a walkthrough!

🚧 Phase 2 Pre-Drywall Inspection

Timing matters. A proper Phase 2 inspection should be completed before insulation and drywall are installed—and ideally before exterior veneer covers critical components.

This is our opportunity to inspect the bones of the home while everything is still exposed: framing, electrical, plumbing, HVAC, flashing, penetrations, and other components that may soon be hidden.

Once insulation, drywall, and exterior finishes go up, a lot of these details become difficult—or impossible—to properly inspect.

🏠 Building a new home? Don’t wait until everything is covered.

📲 Schedule your Phase 2 inspection before insulation and exterior veneer are installed.

That one-year builder warranty goes by faster than you think. 🏠🔍

Before it expires, get the home inspected from top to bottom. Even after living in the house for almost a year, there can be defects you haven’t noticed—roofing, HVAC, plumbing, electrical, moisture intrusion, insulation, and more.

Don’t wait until the warranty is over to find out something was wrong from day one.

📅 Warranty coming up? Get your inspection scheduled before the clock runs out.

90s property inspection 🏠🔍

Less than 5 minutes after stepping through the door, and we were already finding mold-like growth in multiple areas. 😳
Sometimes a property doesn’t make you look very hard—the warning signs are there almost immediately.

This is exactly why you get a home inspection. What looks fine during a walkthrough can tell a completely different story once the inspection starts.

Know what you’re buying before you make it yours. 🏡🔎
