September in Savannah, and almost none of it costs a thing. ✨

Twelve things worth your time this month — Jazz Fest in Forsyth Park, First Fridays in Starland, Sunday morning yoga on the lawn at Eastern Wharf, free admission at Fort Pulaski for Constitution Day, and the kids' crabbing tourney Fort McAllister Marina has been running for seventeen years.

Ten markets across five counties, and a $385,000 spread from the top of the list to the bottom.

Isle of Hope and Wilmington Island anchor the high end at $650,000 and $639,000. Richmond Hill held at $454,715. And the Effingham communities are quietly competitive — Guyton at $352,500 and Rincon at $312,500, both landing within reach of Pooler.

One caveat worth saying out loud: a median is the middle of a market, not an appraisal of your home. Condition, location, and timing move that number considerably in either direction.
