Something most homeowners never think about...

Those listing photos from when you bought your house may still be sitting online years later.

Every room. The layout. Windows. Doors. Sometimes even photos showing the outside of the home.

Then we post pictures of our lives without thinking twice about how much information we're putting together.

If you'd rather not have your old listing photos displayed on Zillow, you may be able to hide or remove them after claiming your home.

Not every property has the same options, but it's worth checking.

Because finding out how old your water heater is before there’s a problem gives you time to plan instead of react.

Don’t know its age? Start by checking the manufacturer label on the unit.

You don’t have to know everything about your house.

But you should get to know it.

July’s Tri Cities numbers are in. 📊

Inventory is at a 12 year high with 1,231 homes for sale.

But here’s what caught my attention:

July 2025: 337 homes sold
July 2026: 335 homes sold

Almost exactly the same.

And the median price is actually up from $429,900 last July to $435,700 this July.

More homes to choose from, but people are still buying.

How’s the Tri-Cities market?

Buyers have more choices right now.

So does that mean you can get a better deal?

Maybe. But not on every house.

A better deal doesn’t always mean a lower price.

Depending on the home and the situation, there may be room to negotiate:

• Price
• Seller-paid closing costs
• Repairs
• Timing

And some homes won’t have much room at all, especially if they’re clean, priced right, and getting attention.

That’s why I wouldn’t start with:

“How low can we offer?”

I’d start with:

“Where do we have leverage?”

More choices create opportunity.

You just have to know where to look.
