Are you thinking of selling in the next year? Don’t make these common mistakes!

1️⃣ Overpricing from the start thinking this “leaves room to negotiate”. Overpriced homes sit on the market and often go for less than if they were priced right from@the beginning. This isn’t a great strategy, it only makes the other homes look like a better deal.

2️⃣ Ignoring repairs and deferred maintenance, hoping buyers won’t notice. Buyers always notice. Small issues like dripping faucets and peeling paint make buyers assume there are bigger problems and may lower their offer or pass entirely.

3️⃣ Skipping curb appeal and only focusing on the inside. Buyers often decide in the first 10 seconds if they like a home. Overgrown landscaping, a tired front door can tank first impressions.

4️⃣ Not staging or decluttering thinking buyers can “picture it”. Cluttered or over personalized spaces make it hard for buyers to imagine themselves living there and it can reduce perceived value.

5️⃣ waiting to know what yiur home is worth. Without a clear picture of your home’s current value l, you can’t plan ahead or make smart financial decisions. Getting a market analysis now (not a Zillow zestimate) can help set realistic goals and spot opportunities early.

6️⃣ Hiring your cousins friend at a discount and letting them take iPhone photos. Online is the first showing. Professional, well lit photography gets more clicks, more traffic and more offers.

7️⃣ Waiting until spring to start prepping. My March, you’re competing with everyone else who waited. Smart sellers start prepping now so their home is ready to shine when buyers flood the market in the spring.
