Real estate advice I’d give you after two martinis. 🍸🍸

Same advice I’d give you over coffee but just with a little less sugarcoating.

After nearly 14 years in this business, there are some things I’ve seen enough times to know exactly how they’re going to play out. And while my job is always to guide my clients, protect their best interests and help them make smart decisions, sometimes you just need someone willing to tell you what you NEED to hear, not what you want to hear.

Because good real estate advice isn’t always the advice that makes you feel good in the moment. Sometimes it’s the advice that saves you money, keeps you from making a bad decision, or gets you where you actually want to go.

So consider this your slightly unfiltered version.

Should I order another round and do Part 2?

✨ COMING SOON TO READING ✨

They truly don’t make them like this anymore.

Coming soon to the highly sought-after Birch Meadow neighborhood, just steps from downtown Reading, is a 4-bedroom, 2-bath turn-of-the-century Colonial packed with the kind of craftsmanship, character and architectural details you simply cannot replicate today.

Think 9.5-foot ceilings, intricate original millwork, stained-glass windows, gorgeous solid hardwood pocket doors, built-ins and original cast-iron radiators, details that have been preserved for generations and give this home a personality all its own.

And then there’s the potential.

A walk-up attic offers an exciting opportunity for future expansion, while two separate driveways leading to an oversized garage with attached workshop create intriguing ADU potential and flexibility for whatever the next chapter of this home may look like.

All of this in one of Reading’s most loved neighborhoods, with downtown shops, restaurants, the commuter rail, Birch Meadow and everything Reading has to offer practically outside your front door.

This isn’t a house you fully appreciate through photos or a listing description.

You need to walk through the doors. See the stained glass. Slide open those pocket doors. Admire the millwork and those soaring ceilings. Feel the history.

Some homes are beautiful because they’re brand new.

Others are special because they could never be built quite like this again.

This is one of those homes. ✨

Trust me… you’re going to want to see this one in person.

✨ Who we helped in August ✨

August is usually the month when real estate takes a little breather. Vacations are in full swing, everyone is squeezing in those last beach days, and back-to-school is suddenly right around the corner.

But this August? Not so much.

It was unusually busy for this time of year, and we’re incredibly grateful for it.

This month, we helped buyers find the homes they’ve been searching for, guided sellers through successful closings, negotiated our way through a few challenging moments, and handed over keys as some really wonderful people started their next chapters.

Every closing represents so much more than a sale to us. It’s a family making a move, a new beginning, a big decision, and a whole lot of trust placed in our hands. We never take that lightly.

And somehow, in between showings, inspections, closings and everything else August threw our way, we’re also getting ready for back to school and trying to soak up every last bit of summer. ☀️

September is already shaping up to be another exciting month with several new listings getting ready to launch in Reading and Wakefield, buyers actively searching, and lots happening behind the scenes.

We’re excited for fall, fresh inventory, cooler nights and everything this next season will bring…

But we’re also not rushing it.

For now, we’re holding onto these last few days of summer just a little bit longer.

Thank you to every client who trusted us this August, every person who referred us, shared our name, supported our business or cheered us on. We are so grateful to get to do what we do.

Here’s to an incredible September. 🍂🏡

WHO is on your real estate team matters more than you think. 👏🏼

I recently had one of those experiences that reminded me exactly why Realtors are so particular about the lenders, attorneys and professionals we refer.

Real estate is a team sport. And when one person drops the ball, the client is usually the one who pays the price.
Imagine this…

Movers scheduled.
Notice given on your rental.
Your entire life packed into boxes.
Time taken off from work.
Utilities switched.

Then you find out you CAN’T CLOSE because your lender dropped the ball.

That’s not a minor inconvenience. It creates a domino effect of stress, expense and chaos.

Here’s the part buyers don’t always see: a good Realtor is constantly working behind the scenes to shield you from that drama.

We’re checking deadlines, communicating with lenders and attorneys, anticipating problems, following up and pushing when something doesn’t feel right.

It’s also why, as a listing agent, I vet the lender attached to an offer. A strong offer isn’t just about price. Is the lender reputable? Responsive? Have they properly vetted the buyer? Can they perform within the timeline they’re promising?

Because sellers are making plans around that closing date, too.

And THIS is why Realtors refer the people we refer. It’s not about keeping business within some little circle. It’s about trust.

We know who answers the phone. Who communicates. Who solves problems instead of creating them. And who we want beside us when things get complicated.

So when interviewing a buyer’s agent, don’t just ask about their experience.

Ask who is on their team.

Who do they trust with financing? Attorneys? Inspections? Who answers the phone after normal business hours when something goes sideways?

Because sometimes the difference between getting your keys and sitting in a driveway with a moving truck full of furniture comes down to the people working behind the scenes.

Consider this your cautionary tale. 😬

Who you hire matters. And who THEY trust matters, too.

There was something incredibly nostalgic about walking through Nubian Square today with my kids & family, supporting my brother Sean’s good friend, Collin Knight, owner & tour guide of Live Like a Local.

Walking streets that were once such a familiar part of my childhood, this time with my own kids beside me, felt a little like stepping back in time while seeing it all through completely different eyes.

I grew up in the inner city of Boston, went to high school just down the street from Nubian Square, & spent much of my childhood at the Boys & Girls Club. The city was my backyard. I grew up surrounded by different cultures, neighborhoods, people & perspectives, and I don’t think I fully appreciated then how much those experiences shaped me.

Boston gave me independence, street smarts, grit, empathy, curiosity & an appreciation for community that I’ve carried throughout my life and my career.

Maybe that’s why today surprised me so much. I spent years just down the street from Nubian Square & thought I knew this part of Boston. But learning the history behind the streets, buildings, businesses & people made me realize how much I had walked past without ever truly knowing its story.

What I appreciated most about Collin is that he doesn’t just teach the history of Roxbury. He talks about its future & the importance of allowing a neighborhood to grow and thrive without erasing the culture, people & businesses that made it special.

Working in real estate, I spend so much time talking about communities, how they grow, how they change & what makes people want to call them home. Real estate is about so much more than houses & property values. It’s about neighborhoods, history, community & the people who call them home.

I’m so glad I got to experience this with my kids & expose them to a part of Boston and its history they might not otherwise have known.

And of course, an authentic Jamaican beef patty with coco bread & cheese because if you know, you know.

If you’re looking to experience Boston through a different lens while supporting the local businesses & people who are part of its story, check out Collin & Live Like a Local. ❤️ Live Like A Local Tours
