A client asked me a smart question today:

👉 Do we keep a tenant who wants a small rent reduction… or replace them?
So I went to the data.

In Costa Mesa, there are 86 office spaces available between 900–3,000 sq ft — very similar to his unit.

Within one mile of his building alone, there are 58 competing spaces.
That tells us one thing: the market is oversaturated.

With average days to lease running 75+ days, the cost of vacancy + broker commissions is far more than a $200 concession.

There’s a reason the saying exists:
A bird in the hand is worth two in the nest.
My advice? Keep the tenant. Protect the cash flow.
Smart decisions are made with numbers — not emotion.
