We just opened escrow on our new listing at a price significantly above ask + 2 months free rent-back to the sellers; Midweek launch, pushed all interest to Open Houses. Busy Saturday, even busier Sunday. SEVEN offers in my inbox before the weekend was even over. Collaborative negotiations with the most attractive offers and in contract Monday EOD.

Why should you care?

While it was great for us on the sell side, it was not just luck. However, it is indicative of Spring and 2026 shifts.

I know you’ve heard me say this before, but getting access to private exclusive properties as a buyer is how you are going to avoid being 1 of 7 offers.

And if you’re selling, you need to test the market before it tests you. You will put yourself in a stronger position with price, feedback and exposure to eager qualified buyers.
