Relocating here and wondering which North County area will fit best?

Start with the ordinary Tuesday. Rancho Santa Fe usually wins on privacy and space. Del Mar often works if you want the coast and a shorter south commute. Solana Beach feels smaller-scale and easy. Encinitas offers more variety with a laid-back feel. Carmel Valley often rises for practical commute and daily flow. If schools are part of your search, verify boundaries directly.

After decades in this market, I know the real tradeoffs rarely show up clearly online.

Should a luxury seller order inspections before the home hits the market?

Sometimes yes. Sometimes it is smarter to phase them. The right reports can protect pricing and reduce renegotiation, but too many too early can add cost, delay, and questions that do not improve the launch.

In my experience across North County Coastal sales, timing depends on condition, buyer expectations, and whether early diligence will strengthen the launch or simply slow it down.
