Before I take a listing, there are four things I need to understand.
Not just the address.
Not just the square footage.
Not just what someone hopes the home is worth.
I need to understand the seller’s timing, motivation, expectations, and willingness to be strategic.
Because selling a home successfully is not about simply placing it on the market and hoping for the best.
It requires alignment.
The seller and the agent need to be working from the same page, with the same goals, the same level of honesty, and the same commitment to the process.
When that alignment is there, the strategy becomes clear.
And when the strategy is clear, the results are usually much stronger.
