$5,260. Every month. Here’s the full breakdown:

🏠 Purchase price: $700,000
⬇️ 5% down: $35,000
🏦 Loan amount: $665,000
💰 P&I @ 6.3%: $4,124/mo
🏛️ Property taxes (1.25%): $729/mo
🔒 Mortgage insurance: $272/mo
🔥 Homeowners insurance: $135/mo

Total: $5,260/mo before utilities.

And California homeowners insurance is projected to rise another 16% this year.

Now here’s the part that changes everything.

LA County rent on this same house: $3,800 today. Your mortgage: $5,260 — fixed. Rent crosses that number by 2033. After that, the renter pays more than the owner. Every. Single. Month.
