🏞️ Did you spend some time at a lake house this past holiday weekend?
One of my favorite parts of practicing real estate law in Northeast Connecticut is sitting at a closing table with a buyer who's about to call a lake cottage on Quaddick, Alexander's Lake, or Roseland their own.

But over the years I've learned that lake properties come with title issues that don't show up on a typical suburban home.

Three things I always check on a Northeast CT lake property:

✓ Private road and access agreements — many lake communities maintain their own roads, and the cost-sharing arrangement should be in writing
✓ Riparian and dock rights — your right to put in a dock or use the water isn't always automatic, even if the previous owner had one
✓ Lake association assessments — older communities sometimes carry unrecorded or poorly documented assessments that surface long after closing

A clean closing on a lake home is a wonderful start to summer. If you're under contract — or thinking about putting in an offer — let's review the title commitment and association documents together so you know exactly what you're stepping into.

📋 Did your Connecticut business cross the 11-employee threshold this year? If so, the state's paid sick leave law now applies to you — and a few compliance steps are easy to overlook.

As of January 1, 2026, employers with 11 or more employees must provide one hour of paid sick leave for every 30 hours worked, up to 40 hours per year. The old "service worker" carve-out is gone — almost every employee is covered.

A few things newly covered employers often miss:
✓ A Department of Labor poster must be displayed in English and Spanish
✓ Each employee needs written notice of their rights at hire
✓ Pay stubs must show accrued and used sick leave hours
✓ Documentation can't be required from employees taking leave

If your business has grown into the new threshold and you're not sure where to start, let's review your handbook and pay practices together. It's far easier to set this up properly now than to untangle a complaint later.
