My hot take: waiting for rates to drop before you buy is often a more expensive strategy than just buying now.

When rates drop, demand spikes. When demand spikes, prices go up and competition among buyers grows. The buyers who waited for 5% rates in previous cycles found themselves in bidding wars on homes that cost significantly more than the ones they passed on. The lower rate saved them money on paper and cost them more on the purchase price.

Refinancing later is always an option. Losing the house to someone else isn't reversible.

Stop trashing our beaches, walking trails.
❤️ stop throwing out your lite ci******es 🚬.
Respect the state and all the other states.
We have had enough fires 🔥 in EVERY STATE to last a lifetime!

Sea turtle nesting season is really ramping up, and a few simple actions can make a huge difference for nesting moms and their babies. 💚

Before you leave the beach, please fill in any holes you’ve dug in the sand. Tired sea turtle mamas can become trapped or exhausted trying to navigate around deep holes on their journey to lay eggs. Even worse, tiny hatchlings can fall into those holes and never make it to the ocean. 😱

You can help protect sea turtles by:
✅ Filling in holes before you leave
✅ Picking up all trash and belongings
✅ Removing beach chairs, tents, and other obstacles
✅ Leaving dunes undisturbed
✅ Keeping lights away from the beach at night

Every small act helps give these incredible creatures a safer path to and from the sea. 🌊✨
