Powell’s luxury market is telling a very different story once you get above about **$1.2 million**.

The buyer pool gets smaller. Buyers become more selective. And pricing, condition, lot, location and presentation matter much more.

In 2025, Powell had **41 sales above $1 million** — but only **10 sales above $1.5 million** and just **3 above $1.75 million**.

That means luxury sellers are competing for a very small number of qualified buyers.

And those buyers can afford to wait.

The homes that are moving tend to be the ones that feel compelling: updated, well-located, well-presented and correctly priced. Homes with dated finishes, unusual layouts, weaker lots or aspirational pricing can sit much longer.
