Happy 16th Birthday to THIS ad! The site it pointed to is no longer (it wasn't my LendWithScott site) but it contained some excellent informative videos that I used to generate buyer interest and ultimately refer those buyers out to my partners. That was kind of our thing back in the day... create content that was informative and trustworthy so that buyers felt empowered to hit the market and buy their very own home. We had a bunch of sites - VA, FHA, etc... In an age before social media hit its stride, we were embracing the digital thirst homebuyers had.

Over time, that concept of guiding home buyers has never wavered for me as a Mortgage Loan Officer- but the delivery methods have changed. I look forward to continuing my commitment to provide THE BEST service to my clients and partners no matter the technological platform, because the human factor will ALWAYS shine through.

When talking about Home Affordability, it's not just about mortgage rates and home prices. Those are certainly the headline-stealers these days.

Let's take a look into the gap between Median Income and Median Priced Homes. This graphic illustrates the States where that spread is greatest and least. Not surprisingly many of these States in Red on the chart align with where home affordability AS A WHOLE is at its most challenging. Just a few factors that can often represent the bigger picture.

The effect COVID had on mortgage rates is a tough memory for many home buyers to forget. In fact, some are waiting for a return to rates close to those 2's and 3's!

But the facts are THIS - where rates are today is typical of where rates have been over time, especially recent times. Don't get caught waiting to time the rate market. A Jumbo loan is a mortgage for an amount that exceeds the conforming loan limits set by the Federal Housing Finance Agency (FHFA). To be able to help friends buy a home is the ultimate complement. There's a certain level of elevated trust that comes with working with friends as you wade through their personal info along the journey, and that trust is NEVER lost on me. We work hard, and get the job done as efficiently as possible, with the focus always on the goal - their new home!

So here we are... closing today on my friend's dream home! This beauty is a Seacoast gem, and will serve them well for many years to come. I can't wait to see all you do with it, and look forward to watching a Pats/ Bills rivalry game or 2 there as well! 😉

Interesting data here on State Property Tax rates. The national average is 0.888%, which works out to about $3,552 a year on a $400,000 home.

Illinois, New Jersey, Vermont, Nebraska, and Connecticut hold the top five spots, and every one of them is above 1.35%.

Here in New Hampshire (6th) it's been a challenge to have our Property Taxes increase so significantly.

Where does your state land on this list, and how much has your bill moved in the last five years?
