A few months ago, my seller’s daughter reached out to ask if I would be interested in interviewing, along with a few other realtors, for the opportunity to list her dad’s home of 30 years.
I went over to meet them, walk through the property, and talk about my approach to selling the home. By the end of our meeting, she told me she wouldn’t be interviewing any other agents. She felt confident moving forward with me, and that meant so much.
She mentioned that she particularly appreciated my honesty. I wasn’t there to tell them everything they wanted to hear. I was there to give them my professional opinion on what I felt would help them achieve the best possible outcome.
We discussed what should be done to prepare the home for the market, and I explained once the home was emptied out I would have a professional cleaning crew come in prior to photos, videos or showings so it could truly shine.
Then came the conversation about pricing, which I believe is one of the MOST important parts of selling a home in today’s market. I didn’t walk in and throw out an unrealistic number just to win the listing. I explained that interest rates have risen, buyers are more cautious, and the market isn’t as competitive as it was last year. But also explained that when you price a home strategically, you can still create competition!
They trusted my advice, and decided to list the home at $499,000 and sell in as-is condition. This resulted in over 25 showings in just 4 days, multiple clean and strong offers and a very happy seller and buyer!
But was also makes this sale even more meaningful to me is who my seller is.🤎
He was actually my vice principal in Elementary School and continues to substitute teach throughout our school district. To go from being on of his students to being the Realtor he trusted to help him sell his longtime home was such a full-circle moment.
