As interest rates rise, the number of buyers in the market tends to fall. And with rates approaching 8%, we’re seeing more buyers sitting on the sidelines.

For buyers who are ready and able to move, that can create a real opportunity. There’s less competition, more room to negotiate, and in some cases, sellers are willing to help buy down the buyer’s interest rate. In simple terms, the seller can contribute toward closing costs that help lower the buyer’s rate and monthly payment.

This trend is likely to continue for some time. But those buyers sitting on the sidelines won’t stay there forever. When they come back into the market, increased competition could push prices higher again.

If you’re in a position to buy, this is a market worth paying attention to. You may have more negotiating power today, and you may even be able to have the seller help make your financing more affordable.

Sometimes the best opportunity isn’t when everyone else is buying. It’s before they come back. 🏡

As we settle into fall, the Portland market is showing some signs of a seasonal slowdown 🍂

Pending sales were down nearly 18% compared to last September, and inventory has climbed to 4.2 months. Buyers may have more room to take their time and consider their options, while sellers should be mindful of pricing and presentation from the start.

Looking at the bigger picture, home prices have remained remarkably steady this year, with the average sale price up slightly compared to 2025. Even in a changing market, the right strategy makes a difference.

Portland Short-Term Rental Tip!

Not every property can legally be used as an Airbnb.

For example, you cannot buy a duplex, live in one unit, and operate the other as a short-term rental (fewer than 30 days). Under Multnomah County’s current rules, a Type A Short-Term Rental Permit requires the owner to live in the same dwelling that’s being rented.

As more homeowners look for new rental strategies, it’s important to understand the rules before making a purchase or changing how you use your property.

July was another active month in the Portland Metro real estate market, but the bigger story is that the market is becoming more neighborhood-specific.
Overall, we’re in a balanced market with 3 months of inventory. But some areas, including Tigard, Tualatin, Sherwood, Milwaukie, and Oregon City, are still leaning toward a seller’s market, while other areas are giving buyers more room to negotiate.

The $400K–$800K price range continues to see the most activity. Well-priced homes in desirable locations are still moving quickly, while higher-priced properties are generally taking longer and may offer more room to negotiate.

For buyers, there are more opportunities than in a stronger seller’s market, but the right home can still move quickly. For sellers, pricing correctly from the start matters. The Portland market isn’t moving in one direction. It really comes down to the neighborhood, price point and property.
