Portland Short-Term Rental Tip!

Not every property can legally be used as an Airbnb.

For example, you cannot buy a duplex, live in one unit, and operate the other as a short-term rental (fewer than 30 days). Under Multnomah County’s current rules, a Type A Short-Term Rental Permit requires the owner to live in the same dwelling that’s being rented.

As more homeowners look for new rental strategies, it’s important to understand the rules before making a purchase or changing how you use your property.

July was another active month in the Portland Metro real estate market, but the bigger story is that the market is becoming more neighborhood-specific.
Overall, we’re in a balanced market with 3 months of inventory. But some areas, including Tigard, Tualatin, Sherwood, Milwaukie, and Oregon City, are still leaning toward a seller’s market, while other areas are giving buyers more room to negotiate.

The $400K–$800K price range continues to see the most activity. Well-priced homes in desirable locations are still moving quickly, while higher-priced properties are generally taking longer and may offer more room to negotiate.

For buyers, there are more opportunities than in a stronger seller’s market, but the right home can still move quickly. For sellers, pricing correctly from the start matters. The Portland market isn’t moving in one direction. It really comes down to the neighborhood, price point and property.
