This might be one of the most overlooked properties we’ve listed.

A lot of people see “duplex” and keep scrolling.

But when you take a closer look, you start to realize how many different ways this property could work.

Live in one unit and rent out the other.

Set it up for extended family.

Use the extra space for a home office, guests, hobbies, or rental income.

Or convert it back into a single-family home down the road.

And then there’s the basement.

High ceilings. Tons of square footage. The kind of space that becomes a huge bonus once you’re actually living there.

The reality is that unique properties don’t always fit neatly into the usual home search filters.

And that’s often where the best opportunities are found.

I've owned this place for years. It's made me money. It's housed good people. I can’t decide whether to sell this place or keep it.

Seriously.

It’s been a solid rental. It’s tucked away at the end of a cul-de-sac. It has more yard than most Portland buyers ever get to see anymore.

The market seems a little undecided too.

Which is funny, because if you asked me what I wanted in a house these days, it’d be pretty close to this:

âś” Quiet street
âś” Big lot
âś” Room for projects
âś” Room for dogs
âś” Room to breathe

No, it’s not in Alberta.

No, it isn’t a tiny modern box squeezed onto a postage stamp.

It’s just a good, honest Portland property with actual space around it.

Maybe that’s old-fashioned.

Or maybe that’s exactly what’s getting harder to find.

Caught up with Dennis Newell at Sunlan Lighting đź‘Ź AKA co-owner/manager of , owner of a sick skateboard collection, and son of the Portland legend Kay Newell!

Ah, you all know Kay... she's more than just the owner of Sunlan Lighting — she’s a true Portland character. Known as the “Lightbulb Lady,” Kay’s been running this one-of-a-kind shop with her two sons for over three decades. With an encyclopedic knowledge of all things lighting and a no-BS attitude, Kay has become a neighborhood legend. Every single time I renovate a house I get my specialty bulbs from Kay. Its like going to see the godfather, plus her son, Dennis, has a sick collection of vintage skateboards and ripped hard back in the day…

Kay’s story is also part of a larger tale about Portland. The Mississippi Ave neighborhood has seen huge changes, with many longtime businesses being pushed out by rising rents. But not Sunlan. Kay and her family are holding it down, offering a glimpse of what Portland used to be — funky, resilient, and full of heart.

Locals Lou S. Chain and Lisa Petersen were so captivated by Kay and her store that they made a documentary about her. The Sun’s Only Rival captures the essence of Kay and her importance to Portland’s history. It’s proof that even as the city changes, people like Kay keep its soul alive.
