Caught up with Dennis Newell at Sunlan Lighting 👏 AKA co-owner/manager of , owner of a sick skateboard collection, and son of the Portland legend Kay Newell!

Ah, you all know Kay... she's more than just the owner of Sunlan Lighting — she’s a true Portland character. Known as the “Lightbulb Lady,” Kay’s been running this one-of-a-kind shop with her two sons for over three decades. With an encyclopedic knowledge of all things lighting and a no-BS attitude, Kay has become a neighborhood legend. Every single time I renovate a house I get my specialty bulbs from Kay. Its like going to see the godfather, plus her son, Dennis, has a sick collection of vintage skateboards and ripped hard back in the day…

Kay’s story is also part of a larger tale about Portland. The Mississippi Ave neighborhood has seen huge changes, with many longtime businesses being pushed out by rising rents. But not Sunlan. Kay and her family are holding it down, offering a glimpse of what Portland used to be — funky, resilient, and full of heart.

Locals Lou S. Chain and Lisa Petersen were so captivated by Kay and her store that they made a documentary about her. The Sun’s Only Rival captures the essence of Kay and her importance to Portland’s history. It’s proof that even as the city changes, people like Kay keep its soul alive.

We've been through the worst of this summer's heat wave... Hope you managed to stay safe and cool through those insane temps 👀

One of our top takeaways after yet ANOTHER record-breaking heat wave is that... these summers aren't going anywhere. Since 2021, we've had 5+ days of 100+ degree heat in the Portland area. The high temps are increasing, as are the length of the heat waves.

Now that this heat wave is done and gone, here's how we suggest prepping for the next one, whether it's next month or next year...

👉🏼 Build yourself a DIY swamp cooler with either a box fan or a desktop fan. There are loads of DIY tutorials online, but here's a great one from NWPB so you don't have to dig through Google. 

👉🏼 Have emergency Mylar blankets stocked. They're great for reflecting sunlight away from your windows by taping them over as many windows as you can, prioritizing the south- and west-facing windows first.

👉🏼 Stock smoke masks and filters in the garage, your home go-bag, and/or in the car in case you find yourself caught on the freeway or back road in a smokey situation. 

👉🏼 Bookmark the Central Oregon Fire and Oregon Live's wildfire trackers to keep an eye on fires and where they're headed. 

👉🏼Always have extra food and water stocked in the car and house, just like you would during the winter months.

Consider this... What do you think are the top reasons why someone renting their home believes homeownership is out of the question?

Well, a recent Redfin survey of 1,000 renters uncovered some interesting information on the top 2 reasons:

1️⃣ Available homes are too expensive (cited by 44% of folks)

2️⃣ Ability to save for a down payment (cited by 35% of folks)

There’s not much we can do about #1 above. But there is something we can do for #2.

Many potential home buyers still think they need a 20% down payment to buy a home. As we all know (we do all know this, right???), this isn’t true. Conventional loans can be done with as little as a 3% down payment. There is also a fantastic loan program that doesn’t require a down payment, and there are no special requirements (such as buying in a certain geographic area, being a Veteran, having income under a certain threshold, etc.) to qualify for it.

FIRE AND ICE...

They are a thing. A very real thing. Compared to the rest of the country, in Portland, we aren't hit with Mother Nature's worst that often. But when we do, we can get caught flat footed.

Modern humans have insulated themselves against the elements, but they can still wreak havoc on our homes, our towns, and our lives. It doesn't hurt to be prepared for the worst.

So my #1 tip for summer maintenance is removing fire hazards. That doesn’t mean I’m gonna water my lawn. I’m too old world for that 😅 But it's is a good buffer against fires.

👉🏼 I keep my grass and shrubbery trimmed tight.
👉🏼 I keep piles of firewood away from the house
👉🏼 I keep sprinklers and hoses at the ready.
👉🏼 During extreme heat waves when the fire danger goes up, I leave them running so I can keep my grounds wet when I need them to be.
👉🏼 And I obviously don’t CREATE fire hazards. As much as I love my Malm outdoor fireplace, I don’t use it during the peak dry season.

Beyond removing fire hazards, I also keep a few things prepped for emergency situations. I add a couple aluminum "Mylar" blankets to my go-bag and I always keep 3M contractor masks on me (in the go-bag and in the car) in case my daughter and I get caught in an extreme smoke situation while on the road.

Last but not least, our AC units need annual servicing, just like your furnace. Reach out if you don’t have a company that you love already for doing those things and I’ll send you who I use!
