I’m a Portland metropolitan area (including WA) real estate expert who helps buyers and sellers make confident, well-informed decisions in any market, with years of negotiation experience, deep neighborhood knowledge, and a calm, strategic approach. After a 28-year career in executive & project management in aerospace/ tech firms and earning a BS in Mechanical Engineering and an MBA, I switched streams to real estate over 20 years ago. I am a listing specialist & help people spruce up to sell, thus making more $$! I also work with buyers and help them get the best deals on their dream homes. I am a real estate coach to other less experienced agents, helping them learn the advanced marketing techniques and things like AI and website design I use daily. 📊 More homes. More price reductions. More negotiating power. The Portland market is shifting.

As we move into fall, the market is becoming more balanced—and increasingly price-sensitive.

Most single-family home markets across Portland, Beaverton, West Linn, and Lake Oswego still show a slight seller’s advantage, but inventory is rising and roughly half of listings in several areas have had a price reduction. Portland condos and townhomes continue to give buyers more leverage.

The takeaway: Buyers have choices. For sellers, pricing and presentation from day one can make all the difference.

Fall in Portland Metro is leaning toward buyers—but it's not a fire sale 🍂.

Buyers: You have more choices than at any point in my records going back to 2021 & more room to negotiate than you've had all year. Rates are a little higher, so loan structure & timing matter — but choice + leverage is the best setup buyers have seen in 2026.

Sellers: Well-priced homes are still selling at a normal pace — the typical home sold in 26 days on a 12-week basis. The risk isn't the market. The risk is missing the market.
✅ Price it right on day one → fast lane
❌ Miss it → slow lane, usually headed for a price cut
