Eeek! 😉 Here are 5 common mistakes people make when buying a home!

1. Location - You can change almost everything about your home, but you can't change the location. Think about how close (or far 😉) you want to be to work, family, friends, and schools!

2. Not enough bedrooms - Whether it's needing that extra space for a craft room or kids that will need their own room sooner than you expected. Most people are in homes for at least 5-7 years. Plan the number of bedrooms needed accordingly!

3. Not viewing enough homes - Buying a home is one of the biggest purchases of your life. Take a look at several homes with different layouts before you start making offers to be sure you will love the flow of your new home!

4. Not staying within the budget - You are welcome to go find a long-lost rich uncle to help pitch in on your home to give you more options, but make sure you don't sacrifice a bigger payment you can't afford, to make it happen.

5. Worrying about simple improvements - Many new home buyers want everything to be perfect in their new home the day they close. Remember, you can change most of the things you may not like. For example, paint, flooring, cupboards, bathrooms, etc., can all be remodeled to best work for your family.

Yes, I’m lookin’ at you. 👀 Because if you’re waiting for interest rates to drop even more, here’s the good, bad, and downright ugly about that 👇

The Good:
Sure, a slight dip in interest rates could lower your monthly mortgage payment.

The Bad:
As rates go down, realize you’re not the only one who has been waiting for this to happen. Other Ozaukee County buyers will begin flooding the market, which means more competition (think back to the days when we had multiple offers, resulting in homes selling for way over list price).

The Ugly:
Buyers that have decided to "wait out the market" are missing out on a great opportunity. With the current limited buyer pool, sellers are more willing to negotiate - thus giving buyers some power. And homebuyers need to remember there's always an option to potentially refinance!

Bottom line: waiting now could actually cost you more later.

Totally unplanned, last week I canceled my work day to make memories with my kids. Some people might think that’s a bit reckless, but I did it anyway.

For a few weeks now, our kids have been talking about spending the day on Lake Michigan. And so my wife and I finally caved and did just that.

As we were loading up the boat, my oldest, Owen, couldn't stop talking about how cool it was that we went out on the boat, at the last minute, when Dad technically was supposed to be working.

See, kids are only young for so long and older generations keep telling me, “don’t take this time for granted.” And so last week, I practiced what they preach. I silenced my phone on a work day to hang out with my family.

For any parent who might be reading this, I’ll tell ya, it was worth it.

If someone from my church was selling their house in 2025, here’s the honest advice I would give them.

Buyers are expecting perfection. When a buyer walks into a home, they want to see minimal maintenance. What this really means is when they hear the words "fresh paint," they want to see the holes in the wall filled in. And that flooring that has scratches, or the carpet that smells like p*e, all of it needs to be replaced. They don’t want to move in and have a project on their hands - they want to enjoy it the moment they sign the papers.

And honestly? I don't blame them. When interest rates are a bit higher than they were a few years ago (AKA: their monthly payment is higher) people want to feel like they are getting a good value when they move in.

I'm seeing these trends not only nationwide, but especially here in Ozaukee County. Buyers are negotiating for more things to be completed. Did you know that inspectors recommend new paint every 5-7 years for best care? And if your roof hasn't been replaced in 15 years, the new buyer's insurance may not fully cover it. That's a BIG deal!

I'm sure you've heard the phrase, "first impressions are everything". And it's true! If you follow the instructions I tell you for how to make your home look photo ready, it'll show well! I personally spend $1,000+ on professional photography and videography to make sure we attract the right buyers online. If the photos and video aren't attracting views, then we are already losing.

Here's another big one.... If they schedule an appointment to view your home and it doesn’t work with your schedule, you're given one option: MAKE IT WORK! If you miss them on their first appointment, you might not get a 2nd chance. There is plenty of inventory on the market for them to look elsewhere. Some buyers are in town for the day, looking at multiple homes in one day and are only deciding from the few they look at. It might not be convenient for you, but make it convenient for them! It might be the difference maker in a contract or not.

And lastly, don’t be greedy. I highly recommend listing your home below market value. If homes in your area are selling for $465,000 and you think yours is way better with all of the upgrades you have, price it at $465,000. You might think I'm crazy for saying that, but here's why: homes are sitting longer (30+ days is the average). You don't want your home to sit on the market with no appointments. Set yourself up for success and list below market value so that you can position yourself for multiple offers. I'm seeing many homes go under contract in the first week if it's priced to sell.

I'm a Realtor here in Ozaukee County. Sometimes people don't hire me because I'll tell them the honest truth. What I've written above is the honest truth - it's the advice I'd even tell fellow churchgoers at my church.

I think we're all adults, so I'm not going to sugarcoat this: Homeowners, you can't sell your house "as is" and get top dollar anymore. Last week, I met with a Grafton homeowner to discuss listing their home and at first, they didn't like what I had to say. Long story short, their house needed some work.

After all, homes in Ozaukee County ARE in demand. But here's what I wanted them to understand: by taking a day or two and knocking these to-do's out, they could MAXIMIZE the offers they ARE going to get. If spending a weekend picking up your home could mean getting a couple more thousand on an offer, it's worth it.

Sure, they absolutely could list the home as is, without putting any work into it, but that also means they could miss out on some offers. Here's what I mean:

1. There was no curb appeal. Bushes in the yard were overgrown and the front stoop was sprinkled with dirt and old leaves.

2. The inside was a bit cluttered. They had filled their home with fantastic memories, but they were THEIR memories, not those of potential buyers.

3. The spare bedroom was a "catch-all room," you know, the spot where you drop everything and "get to it later."

4. The kitchen counter was littered with a toaster, a KitchenAid mixer, utensils, cookbooks, and baking ingredients.

Here's what I advised them to do:

1. Pick up the sticks, cut back the bushes, and run a broom over the front stoop (better yet, spray it down once you are done!).

2. Take your photos off the wall. Place them in a box since you'll be moving anyways (get ahead of the game)!

3. Clean out the spare bedroom. Take that day and go through those items you always said you would. Drop stuff off at a donation center, toss it, or package it up.

4. Put all those kitchen items in the cupboards. Clean counters are better than cluttered ones.

I’ve lived in this area for 11 years (born and raised in Green Bay!) and as a business owner myself, I try to do what I can to support other local businesses. So when I met Adam, the owner, a while back, I knew I wanted to partner up somehow and help support his business.

His coffee shop is unlike any other in our area – and I mean that. They source their beans from a small farm in Rio Negro, Ecuador and according to him, no other coffee shop has access to them. Their pesticide free, handpicked, and processed on a small batch system. When I say you can taste the difference, it’s true. Plus, they only use natural ingredients and hand make each syrup (my wife is a tad bit crunchy so she loves this 😂).

Adam is just a cool dude and he's making a massive, positive impact on our community so if you feel like it, swing in on Friday and just maybe, I’ll still be buying coffee for folks. And if I’m not, you’ll at least be supporting a stellar local business AND getting a delicious cup of coffee to kick start your weekend.

I'm thinking about buying a house for my 2-year-old. I know that sounds crazy, but hear me out: My daughter, Emilynn, came to work with me this week and it got me thinking about her future. My wife is all for saving as much money as we can to pay for our kids’ college tuition (should they decide to go that route). There’s options out there like the classic 529 college savings plan.

But, what if we bought a rental property instead?

So I did some research on a real property that I sold here in Ozaukee County. This year, it sold for $425,000. It’s located in a great, single family home community where rents are very stable. Now, this same property was sold in 2007, 18 years ago, for $240,000.

In the last 18 years, the property has gone up 75% in value. In 18 years, Emilynn might be going to college.

Now, I am certainly no financial planner. However, I do know real estate.

And it makes me wonder if having a tenant basically contributing into your kid’s savings plan is a better route than dumping money into a 529 plan.
